International Mortgage - anyone have any experience?

HI all, I am after a bit of advice re international mortgages if anyone can help......
the mem saab is a yank, and we always planned to move to the US (Southern California) once we could do it completely mortgage free.........however, the ideal house has just come up for sale so we may be pulling things forward a few years ....
basic details are, that after selling our house here we would need another $400-450k to make it all work.
That $450k represents about 25-28% of the value of the property .....
I plan to stay on in the UK for a year/18mths to pay off as much of the mortgage as I can, whilst the family get set up (and my wife gets a Job out there).
Does anyone have any suggestion as to who to talk to?....or ideas of the best sort of deals to look for?
Also, in-terms of currency risk, is it cost effective to buy some sort of ladder option structure for the monthly payments?
