Hi guys, can anybody give me some advice on what to put in a letter....

A older chap rents a couple of sheds from me, small agricultural sheds which he has filled up with cars and tools and general crap which he thinks is worth money. He currently has no lease, has paid no rent for the last couple of years just done some odd jobs for me (grass cutting, hedge cutting etc) In return for using the sheds and land around them.

I have been on at him for a year or so now to start moving his stuff out as I have planning permission to demolish the buildings and replace with a new building. Anyway he doesn't seem to be listening, makes excuses, ignores me etc. I verbally gave him notice to be out by the end of June this year, well that has come and gone and he's still here with all his crap.

Its not exactly at the top of my priorities hence why I have let it go on so long.

Anyway my point being, although I know I am being too soft and that he is taking the piss, he has been here the best part of 20 years and believe it or not I actually don't want to fall out with him. So what should I put in a letter to him in order for him to get his arse into gear?

You need to serve him with a statutory S25 Notice under the landlord and tenant act 1954. You must give him 6 months notice.

He has the right to apply to Court to maintain his tenancy though, and you could be liable to paying him compensation for terminating it.
