Yeah, really can't be ar$ed to market myself- spend a lot of time working away etc, good shout though. The % is interesting; because of the huge increase in values the agents are getting significantly more cash for doing the same job as 5 years ago in arguably an easier selling environment. 0.5% difference in the fee would be worth circa £3k.
Market average is 1.6%.
Go back to him and haggle.
Each 10bps off your £1m directors mansion (wait - it's Chiswick) off your £1m 2-bed flat will save you £1.2k.
Unless it is Foxtons who won't budge from 2% but might well get you some poor sucker of a buyer at a higher price so could be worth it.

Shop around. In my old village the two EAs basically fixed it at 3% so we went to the nearest town and got 1.5%.... 0.5% in your pocket (oh, plus VAT so realistically 60bp) is better than in their pocket is it not?
