I used to enjoy all the sales chasing side of it. I forget how many times I found out of changes in the chain above or below my clients before the respective agents.

I wouldn't mind except there is no chain. There is an empty house and a buyer in rented accommodation. It really doesn't get any more straightforward.

Thanks Vince.

I moved a transit full down (big plants and a few boxes) when we came into the flat so will need same to go from Heath to Lisvane if you want to PM me with a price.

Most of it could go over in my estate car but the plants are quite large.

Is it too late to suggest you've found a new house and are considering pulling out of current deal and pursuing that one? wink Put a rocket up the arse of those earning money from this deal to get it completed thumbup

Email not received yet Vince. Not in spam either. I'll keep an eye out for it.

Thanks Ryan. Not a game I want to play TBH as it can backfire.

Even though we MIGHT get the keys next week the move in of the majority of stuff won't be for at least a few days after that depending on when removals can deliver our household stuff. Might give me an opportunity to clean and splash some paint around though.

This afternoon I chased the Solicitor having not had a response to our questions or to our suggested completion of this Friday.

I also sent an email to the Estate Agent. I have just received an email from the EA stating their client would prefer a completion date of 21st August as they are only just beginning to organise removal!

FFS THE PLACE IS EMPTY!!!!! furious

This is crazy from a woman who accepted our offer conditional upon a quick completion.

What the fking fkety fk is she thinking? banghead

The EA said she wanted completion " As quickly as possible"

The excuse of now needing time to organise removal of goods is a joke. I could organise it by the end of the week easily.

We didn't expect to actually achieve 7th but another 2 weeks so she can move the remaining few bits is a joke.

Its the frustration of sitting here twiddling my thumbs when I could be decorating and settling in that's annoying me.

I've drafted an email to the EA:
We must say that we are more then mildly disappointed since your client told us she wanted a quick completion and we have done everything in our power to facilitate that.

As you will know from Sarah, we have done everything in our power to ensure as fast a purchase as possible, returning signed documents to the solicitor in most cases on the same day we received them etc.

We are also most surprised that it is the removal of contents causing a delay since from our last inspection there was very little in the property and some of that has since been disposed of. We know this from our several visits to the property and having seen much of the remaining contents stacked outside for collection.

Frankly this delay makes us very nervous particularly, as we are sure you are aware, it should not take three weeks to organise the removal of a small quantity of household goods.

We are still awaiting the answers to the questions and documents requested.

As we have explained on several occasions, each days delay costs us more in storage and rental costs. If we do not complete by the middle of this month we shall incur another months rent on the flat and car storage plus another two weeks storage costs on household goods, a total of around £1000.00. Since we are ready to proceed subject to your client's acceptable responses to the questions and production of the various documents, perhaps your client will be prepared to accept a reduction in the asking price commensurate with the losses we are suffering as a result of her inability to complete the sale?

Alternatively we would welcome a completion date much nearer to our suggested 7th August and will be happy to assist, within reason, to facilitate the removal and/or storage of your client's remaining items. For example. If we could complete on 7th we would have no objection to your client storing her remaining items in the garage up until 21st August thus enabling us to take possession of the property and commence our planned work.

If your client would prefer I am currently renting a secure storage unit 10ft X 15ft in Cardiff (XXXXXXXX Road) on which I will have to give two weeks notice and your client could store her contents in there at no cost to her from 7th August until 21st August if storage is the issue.

You forgot to mention you have someone who could assist with her move, in the guise of Vince.

If she really wants to move there are hundreds of removals firms out there.

I don't know Vince's availability but if she says she can't find someone available to help with the move then Vince will be the first person I'll be calling.

There's got to be more to this than meets the eye. Maybe its a control thing I don't know but if someone was willing to give me that sort of money I wouldn't be delaying it a day longer than I needed to.

I suspect she's found a house down where she's move to and doesn't want to move the last few bits out until she can move to her new gaff. But that's purely guesswork.

The lady I was buying from did similar. Delayed the completion date by 3 weeks, because her daughter was going on holiday!

No-one was living in the house and I offered to hire a van at my expense and move the contents out myself, but no, she wouldn't move the date.

I feel your pain and hope your email has the desired effect!

Ah memories. I had a similar rant at my solicitor a few days before completion. And after that it dawned on me that the process was almost totally outside of my control. I felt a lot better then and didn't even get stressed when the removal men loaded all our wordly goods into a lorry and trundled 23 miles down the road, even though we were yet to exchange.
