Evening all.

MrsPBF has had a good day - and been offered a job she really, really, really wanted at St Catherine's Hospital in Birkenhead. bounce

Commuting will be fine for a while (we're currently in Crosby) but the plan is to move over to The Wirral next year before our daughter gets too entrenched in school (currently in reception so I'm not too worried about moving her at this stage, don't want to do it again though)

For various boring reasons we'll be renting out our current place & renting wherever we live on the Wirral.

BUT... For all the times that we've taken trips to New Brighton, Lever Art Gallery and numerous tea shops, we don't really know the Wirral very well in terms of good/bad/indifferent areas.

So - could I ask any Wirral PHers for their completely scurrilous feedback on any areas that occur to them - good or bad!

FWIW, we want to be about 20-30 mins commute from the hospital. I can work from home or a small office so that's no problem - so long as I have broadband I'm good to go. Looking for a 2-3 bed with a bit of character & not in a heavily built up or scumsville area. About £600pcm.

So your opinions please! I can see bits of Birkenhead & Liscard would give Kensington a run for its money in scum states but there's plenty of other lovely areas so please educate me! biggrin

Anything around Arrowe Park, Irby Upton etc, good schools all over the place. Though your £600pcm may need to be upped a little closer to £650-700. Just my 2p

Wallasey village itself ain't bad I grew up there. Avoid anything south of liscard as it seems to get worse the closer you get to birkenhead. Hoylake and west Kirby are decent places to live but I imagine the rent would be a fair bit higher.

Don't know about where to live, but decent pubs Boat House in Parkgate, decent pint of bitter & meal. (or take away fish & chips from down the road + ice cream) Or try the Wheatsheaf cracking pint of Guinness & open fire smile

We're a bit limited on rent as want it to be at a level that doesn't cause too many problems if I have a bad month - and I really need to up my game working on the profitability of the business. I'm workign all hours but not getting enough £££. But that's another issue smile

Looking at the property site, stuff does come up at the right rent - it just takes a bit of looking for & patience. We can afford to wait though as the commute from here won't kill her for a few months. We'll move at our leisure, then refurb this flat whilst empty and then let this one out.

Yes, Hoylake & West Kirby do seem pricier. Was quite surprised at there being a few around budget at Port Sunlight - I think we're gonna be doing a lot of driving around to get a sense of the areas!

Called on some clients in Barnston & Heswell last week, some seriously lovely properties but daren't ask how much! biggrin

Oxton and Prenton are very close to St Cath's with excellent restaurants and some very nice properties. Your also nearer Liverpool city centre than Crosby with a bus to Liverpool every 10 minutes.

I'm going to generalise massively here, but areas West of the M53 are more desirable than East. On the East side the nicer areas are Oxton, Bromborough, (Higher) Bebington, Eastham Village, Spital, etc. Being near Port Sunlight can mean Rock Ferry which has it's rough bits along with some better areas.

I live down in Lower Heswall been here for over 10 years now.
What I do find interesting is the number of small back roads hidden away so the best thing to do is to go out in the car and just drive around.
There are nice areas all over the Wirral and you never seem too far away from the countryside.

West Kirkby, Hoylake, Thurstaston, Heswall, etc are all good.

Don't forget if you are close to the M53 corridor commuting time to Birkenhead is reduced which opens up places like Little Sutton and such like - possibly even Chester.

I live in Great Sutton which is about 3 miles from Ellesmere Port (not great) and Chester which is lovely. Merseyrail run a great service and if you can get close to Hooton station, there are trains to Liverpool ever 15 minutes at least which all go through Birkenhead. There is also good parking at Hooton. South Wirral is nice, and like another poster mentioned, West of the M53 has some very nice places.

I think Port Sunlight is wonderful and have friends who live there.

Fascinating architecture and history, nice community, great museum, gallery, theatre, school and gardens:

I live on the Wirral between Heswall and West Kirby and would suggest closer to West Kirby, Meols, Hoylake than the Heswall end if you like the sea then Meols is nice your budget probably doesn't get much in Hoylake. Irby is a nice village some lovely country pubs and walks.

I live in Lower Heswall 50 yards from the Dee plenty of water here well twice a day anyway.
Irby is a cracking village two good pubs,shops,Foodie places.Two bed Bungalow will cost about £600=£800 a month

Just in west kirby and had a nose in the estate agents £600 gets you some nice looking property 3 bed town house and the like no garage. Depends what you need.

Wallasey Village area is underrated; your rent will get you something half decent.

You definitely don't want to be living within throwing distance of St Caths (as people WILL throw things at you).

There are nice areas of Wallasey, I'd say to stick to an area around Grove Road, Sea Drive, Warren Drive, Rockland Road, Belvedere Road, Broadway Avenue and surrounding areas. Don't venture out of these areas towards Birkenhead.

The other side of the M53 gives you Meols, Hoylake, West Kirby, Caldy, Irby - nice areas but less for your money.

Quick question - any real need for the move?

I live in Kirkby just off the M58 and work in Birkenhead, good day it takes me 30 mins to get to work (fair enough normally 6am) bad day 1 hour including picking the baby up from nursery.

Tunnel can be a pain but your going in the opposite direction to everyone else, I pay £70 per month on it then fuel @ £150 (most likely be £90-100 by 2017 when it rises to £2 per trip)

My concern would be renting out your current home and renting over the water, what happens if your house is empty for a month or needs a repair (sounds like its a tight budget / no offence) might be worth taking the expense of travelling? (Train pass for my work is around £80 per month which I am considering if Mrs Friggs gets made redundant)

Anyway, I would avoid most of Birkenhead up towards Bidston (where I work) Have a friend who lives in Liscard without complaints but he's DSS without a car...

If you need help renting your house out I would look at urban residential, seem quite good

I am also from the wirral, but I now live in North Wales, due to house prices when I bought my first property, I am considering moving back as my daughter goes to school there.
I would echo the comments made that the the Upton side is more desirable, but there are still some good locations on the other side. My parents live in Parkgate and it is a lovely place, most desirable areas are on the Welsh coastal side, close proximity to the wirral way etc. It is known as the leisure Peninsula after all.

I am looking to move back soon, areas I would look at personally based on cost to houses related to location would be

Greasby, Irby, Thingwall, Meols, and possibly Pensby

Once you get to the most desirable locations of Heswall, Caldy, West Kirby & Hoylake it does get expensive.

The one thing holding me back at the moment is that I resent moving from my current house which I bought new in 2006 to something smaller and more than likely without the garage space I have available. It a very touchy subject with my partner at present as she does the school run, and I just head off to Manchester in the mornings!

After 15 years in West Kirby it did my head in, everyone drives at 20mph you can only go towards Heswall or Hoylake every time you leave the house and it takes ages to get anywhere (near 30 minute commute to bromborough at times) .
So 7 years ago we looked around and we live now right by St Caths in Prenton , never had a problem and everywhere is nearby amazingly - L1 in 15 mins, work in 10 , Heswall 15 etc etc so I would look around storeton road , Oxton, Prenton plus you can go and see Tranmere (!)
