I agree with frodo monkey. I live 10 minutes away from lynn as well in a village. There's plenty to choose from depending on size and things you'd want/need. My village does not have a supermarket or village shop but does have a butchers/ farmshop and most importantly a nice local pub. wink

Quick resurrection - is Wisbech a nice area or not?

from the posts above I cannot calculate the 'piss take' factor accurately smile

We've seen a property in the area (Specifically Gull Drove) we like online so before we make a journey would be good to get accurate feedback.

Good lord - the "3.142 Key" capital of the fens!!!

I think it still has a banger racing circuit that's about the only good thing I can think of and I'm not that keen on banger racing......

im not too sure on coxford but fakenham is fairly decent, and got every thing you could wish for....sort of, tescos, shell and a take away in the town centre that is nice! what more could you ask for?!

good luck in your search
i live on the outskirts of kings lynn and its fine the next village along from me is castle rising if you can find a property for sale there thats the place to go.

traffic can be a nightmare with the A17 A47 and A10 out of town during the summer.

It's been a few years since I lived that way but the coast road could a right ar5e in the summer months but once you knew the back roads you could avoid all that traffic

We are twixt Dereham and Fakenham and use either quite regularly. Fakenham is ok-ish, it has a decent sized Morrsions and Tescos, a fair range of banks, shops, a small cinema, some take-aways etc. and is fine for the ‘day-to-day’. It’s not the world’s most exciting place though- in fact I think it was voted ‘Britain’s Most Boring Town’ a few years back! If you are looking for night-life it’s going to be Kings Lynn eek or more likely Norwich (25 mile / 40 min away).

We don’t really frequent its pubs and restaurants so can’t really comment on that area though TBH you’d want to be seeking out some of the better village pubs in the area, some of which are very good indeed (e.g. East Rudham Crown). In fact if you could put up with the quieter, more sedate pace of a village there are several in the area that seem to have a decent community spirit, decent village pub etc, such as Litcham (already mentioned above) and North Elmham and are worth considering.

Fakenham and area is also spot on for the North Norfolk coast IMO (admittedly massively biased) some of the best beaches in the country. If you want sand, rock-pooling, bird-life, decent walks, all are available- if you have kids or dogs they’ll be in 7th heaven.

You will find though, as is common for much of the more attractive bits of Norfolk, you will be off the beaten track with only SC roads available, so you will need 30-45 minutes just to get out the county. From there going West or South is ok, North not so good (… the dreaded A17 mad ).

I occasionally ride a bike through Coxford. Not too much there but Rudham is a reasonably sized Village and I'm rather fond of the Duke's Head pub there.

I'm a long term Fakenham (or 'nham, as I affectionately refer to it) resident. We live to the west of the town centre, which is the less built up side. Having lived here a long time, it'd be easy to pick holes in it, but to be fair to it, it's a nice honest town. It's a little more pleasant and easy going than some of it's neighbours (Swaffham....) but doesn't have the pretentious elements of somewhere like Holt or Chelsea-on-Sea.

Our neighbours recently moved across here from King's Lynn way and are over the moon with the area.

Pubs in town aren't as good as they once were, with the loss of The Crown and ruin of The Limes (it's actually BETTER now it's a Weatherspoons) but Fakenham is a good base for numerous village and costal pubs.

I can pick up most thing's I need here without too much hassle.

We do a lot of walking. I'm popping out to the pub tomorrow night - 35 minutes amble down a disused railway track to sit by an old mill pool with a beer and my Dog on Friday night. Can't be bad.

The 'most boring town' accolade was a poor bit of journalism. It came about in the early days of the internet, before people understood that anyone could write anything on a website. Some kid on a skateboarding website (I say kid, probably my age but it was a long time ago!) declared that Fakenham was 'the most boring town' in a post and some newspaper picked it up and ran with it like it was some official survey. IIRC, he/she was just complaining about half day closing on a Wednesday in the town centre.

Thanks to kg55, darren f, Konan and B'stard - much appreciated.

We've spent a lot of time on the N coast (Wells, Blakeney etc) and LOVE it up there. We're coming up from Poole which has the beautiful Sandbanks and Studland beaches but we still are amazed at the Norfolk N coast. A drive there, rather than being up there, is just what we're looking for.

We're big walkers so a 35 minute walk to a pub is no issue at all for us smile We also love cycling, non mountain mountain bikers iykwim wink

We do want access to nice pubs and restaurants but 'night life' such as the major Towns is not our scene any more. At 52, although very active, we're more likely to enjoy a nice restaurant or house party than a nightclub!!!

You do get a lot of house for that kind of money up here. In fact I'd suggest if either are just not right in some way then continue to look- there will be some super places in that price range, especially in the villages. If you can avoid William H Brown (e agents) in Fakenham.... we were not impressed with their performance or ethics (IMO of course etc etc).

Pretty sure that one's right next to Fakenham Laundry (as in an industrial laundry, not a little laundret) so could be noisy, but if you view it in the daytime rather than a weekend you can check if you can hear it or not. It may be silent but that would be my concern about moving there.

Looks lovely, that one I would visit on a summer's evening or a Sunday morning to check if the noise from the A148 is an issue or not as it's a fast stretch of road.

Don't think I've ever been to Coxford (or even heard of it despite driving past hundreds of times!) but is there even a pub there? The first one is in the middle of a town so you've got pubs, shops, etc. in walking distance, it looks like you would have to drive to get anywhere from Coxford. Not necessarily a bad thing but something to be aware of.

edit - no idea what your other requirements are, but this one is pretty similar to the Coxford one and in a nearby village

I had look up the Orchard close development (nabbing ideas about a planning permission) a few years ago and thought it was nicely tucked away.

Used to know someone that lived in one of the houses at the front before the land behind was sold off.

It's a bit further away (though you do have the A11 for easy access to London, Cambridge and you can get to the A1 to go North avoiding the A17) but have you considered Wymondham? It's about 6 miles south of Norwich. I moved there this year and it's a lovely place. The Green Dragon is also a fine, fine public house.

Norwich is much nicer than Kings Lynn

Be aware though that it does take time to get from Norfolk back to the major motorways (even though it doesn't look far on a map), so its not really an ideal halfway between Bucks, and Yorks

Worth it though IMO
