Seen as everyone keeps asking these questions, with not a lot of response I thought i'd have a go.

I live in Barton Le Clay at the moment, but nothing ever comes up around here that I want. Seems if I go a bit further north there is a bit more availability. Just not that clued up on the areas.

Barton is 10 times nicer than anywhere in Kempston my friend...can't speak for Elstow or other surrounding villages

+1 for avoiding Kempston. We looked at houses there when we moved back to Bedford, on the whole they were cheaper for a reason. More of a not particularly nice suburb of Bedford rather than a village.

I have just moved to Great Denham from Marston Moretaine and am quite happy with it. Yes its a newish area but will eventually have a fully functioning county park which my house overlooks. Its in close proximity to Bromham and Biddenham which are nice places too.

Wixams is the new build estate adjacent to the A6 and south of the A421 if new build estates are your thing. Only phase 1 of 4 has been built with continued promises of more schools and a train station. Whether these eventually materialise is doubtful, but it's quite handy if you need to get onto either of the A roads for connections to the A1 or M1.

Great Denham and the surrounding area is still being built but traffic along the A428 is a right PITA thanks to the morons leaving massive gaps between each of the small roundabouts heading towards the A421. I expect this is going to get much much worse in the coming year as the new link road between the A6 north of Bedford joins up, funnelling traffic which used to go around the north of Bedford straight onto the A428 instead.

Wilstead and Cotton End are both nice quiet villages but there's not a lot going on.
Avoid Shortstown itself, it's a hole. New Cardington is being built next to Shortstown, the diggers have sprung back into life in the past year and started putting up new builds like there's no tomorrow. The area around Cardington hangers was greenlit for building earlier in the year so don't buy based on the existing view smile

Thank you for the replies. I think i'm going to try and be patient and stick to the areas more local to me.

As has been said, things are cheaper for a reason. There are the same houses in Elstow as Barton, but around £100,000 cheaper. For me, the area is more important than the house it's self .

We moved from Barton to Marston as there was nothing we could buy in Barton.

Marston seems like a bit of a one horse village although having the forest park next door is ideal for an evening on the bike of weekend stroll.

Would move back to Barton in a flash if the right house became available, we both really liked living there.

What are you looking for? Does it have to be a village or would a town be OK?
Great Barford is quite nice and only 5 mins from Bedford. Def steer well clear of Elstow, Wixams etc.

Went to view a place in Flitton tonight, but not quite right.

Nothing that specific in mind really. A double garage is a must or space to build one. 3 or 4 bed semi or detached. The villages north of Bedford seem really nice, but I work in London and that bit extra on the journey is probably pushing it a bit too far. Sometimes I have a 3 hour drive and don't really want to make it 4.

The search continues!

I'd love to get the train, but not with the gear I carry. Driving is the only option.

There's a significant drop in prices as you move north of the A507. When we were looking five years ago, areas such as Flitton, Shillington and Westoning would only yield 3 bedroom semi detached properties at or just above the stamp duty threshold.

Going northwards towards Wilstead, Kempston Rural and Marston Moretaine meant that four bedroom detached houses came into reach for the same budget. The A421 usually gets you onto the M1 or A1 much quicker than the A507 does as you don't have to faff around with all the many roundabouts.

Have a drive around some areas and look around to see whether it fits in your vision of a homestead. You'd be surprised how different things can look compared to google street view. Not being beholden to train station access will be a significant advantage for you as the nicer bigger houses in little village locations are not fought over by families with commuting mortgage payers.

These areas are ok but not the greatest. If being in town is your thing, Bedford is generally better north of the river. If you want to be in a village they're generally nicer north of Bedford, especially north west.
