Hi guys
I've had a flat for sale with one high street agent since June 2016.

Although there have been lots of viewings it has failed to sell.

Around November time I emailed them stating that I would like them to stop marketing the flat on the 15/01/2017.

They did acknowledge my email but have continued to market it. I do not mind as I'm in two minds as to what to do with the flat (it is currently rented out for a couple of months).

I have friends who live on the ground floor and they made friends of theirs aware that it was for sale.

I showed them around this morning.
They like it and would like to meet to discuss next week.

If I sell privately will the EA be chasing me for fees?

My view:

Wait to see firstly if I get an offer

If I do, Mail the EA again and ask them to stop the marketing

The buyers are genuinely private and have had nothing to do with the EA

Any advice?

Assuming standard agency terms, then if you have given the requisite amount of notice to terminate their agency (and they have acknowledged it) and the buyer was not introduced to you by the agent, then you shouldn't have any problems.

My thoughts exactly.

Just don't want to be chased for fees should I sell privately.
