I'm planning to build a porch, I'm happy with the permitted development rules and I have plenty of space to use the full 3m2.

I think I will build it with the door int he middle, a small window either side of the door, and solid brick everywhere else, to allow plenty of storage inside.

I have a question about the front door though, I know I have to "keep" the existing front door, but can I move the existing (very nice, very secure) front door to the porch and replace it with a glazed UPVC door?

I'll spare you the "how much will it cost" question...

Will the front door itself be central to the porch?

I'd suggest avoiding the two doors not being aligned, else the next delivery of furniture will be more fun than you fancy.

Thanks, that's what I thought.

Yes the 2 doors will be aligned, though the reason for the porch is that the front door currently opens to stairs ahead, door to lounge to one side and door to kitchen to the other, all within about 1.5m2... So getting furniture in is already fun! smile

I've fitted full width French windows to my porch. Creates no privacy, obviously, but means that I can open them both outwards, if need be, to create the maximum 'hole' before things negotiate the front door.

You are aware that 3m2 is only 2m x 1.5m or 3m x 1m etc

Yes it's not massive, but I meant I'm 8m from the boundary so not worried about jutting out.

Thinking about it though, I might see about going bigger. Out of interest, if a planning application for a 4m2 porch is rejected, do the permitted development still apply? Can't see why it wouldn't, but then again, I wouldn't be too surprised...
