Hi guys,

Just after a spot of advice.
Our house is sold, we've yet to exchange contracts etc but we have found a building plot to build a house on.

My question is do all solicitors (conveyancers) deal in purchase of land? If not, can I instruct a solicitor many miles away and not have to travel?

Googling 'Building plot conveyancing solicitor' doesn't bring up anything local...

Any Conveyancing Solicitor will be able to deal with land purchase (although not all Soilcitors are Conveyancing Solicitors, of course).

However, in my experience very few (if any) are capable of understanding and explaining the implications of legal rights and obligations... for example, they'll read you though an overage clause, Planning condition or restrictive covenant, but they won't grasp the practical or financial implications that it may have for your proposed development, so make sure that you fully understand and appreciate these for yourself (or take expert advice elsewhere).

I would use a lawyer with development experience, basically the dd needs to be done better than normal as its at the plot stage that issues are often sorted out.

If you wish I can recommend firms, but they are used to doing larger sites so may not be cost effective on a single plot.
