Hello.

I have an upstairs bathroom with an under eaves storage cupboard that houses the cistern, pipes etc
Since it was built a year or so ago (The bathroom that is, not the house) there has been an intermittent sewage smell.

There is an air admittance valve on the sol pipe inside the cupboard. Is it likely to be faulty or do they all smell like this? Is there any benefit to capping it up and moving the AAV to the soil stack outside?

I would suspect the valve is stuck. . Is it above the highest spill point ?

I had a similar problem in my last house. The soil stack couldn't go up into the loft, so it stopped just short of the ceiling inside the airing cupboard.
I got fed up with the smell, so I taped a carrier bag over the valve, eventually replacing it with a cap.

I never had any problems with the u bends (bath, sink, toilet) emptying, just the occasional gurgle from the sink trap as air was drawn in.

Your options are;

1/ Replace air admittance valve within new Durgo valve

2/ Fit anti-vac traps to basins, baths and showers and seal the soil vent pipe at its highest point with a cap

Really, just fit a new Durgo valve

Same thing. Durgo is a brand name.

Shouldn't smell, replace the valve.

When exactly is one of these valves required? Is it on every external soil pipe?

Where a soil is terminated internally, or less than 900 from a window ( I think )
