BTL Mortgage ERC - offset on self assessment

Hi,

I've 2 years left on a 5 year fixed repayment mortgage at 4.5%.

Looking at deals now, I could get 2.5%. Im tied into a Woolwich mortgage with a 3% early redemption charge....

anyway around this? or...

Is the ERC an allowable deduction on self assessment? this would certainly offset the 3% fee, meaning it would make me think about it further a the rate reduction would save £150/month...
