Shortly starting a refurbishment project on a BTL property, the same being approximately 150 miles away from my home town, therefore looking for an experience person to watch over the project. By watch over I mean keeping an eye on the property, builder’s work schedule, builder’s quality of work, builders turning up etc. etc.

What profession should I be looking for, and what is the difference between a consultant engineer, building consultant, building surveyor, building designer , project manager etc. etc., or are they all very much the same.

Consultant Engineer: Designs engineering (Structural calculations & foundations, in this context)

Building Consultant: Could be anything - you don't need one.

Building Surveyor: Surveys buildings, either to measure them to produce drawings, or to assess their condition and produce drawings/schedules of the work required.

Building Designer: an unqualified Architect; designs buildings and/or alterations/extensions to them. Emphasis on design and new work, though, whereas Building Surveyors are usually more focused on fixing or upgrading existing structures.

Project Manager: Manages the project; coordinates contractors and other consultants.

If it's first and foremost a refurbishment project, and logistically you can't manage it yourself, I guess you should be looking for a Project Manager in the first instance - if they are competent, they will be able to arrange any and all of the other consultants and trades for you.

But expect it to cost (lots),,, as a very rough figure, anticipate around10% of the cost of the actual building works, depending on the nature and scale of the project. Contrary to popular belief, BTL isn't a licence to print money, these days, so paying people to Project Manage for you is going to eat into your profit margin in no uncertain terms.
