I have the opportunity to buy an investment property in Mill Hill but have no idea what the area is like. Any opinions?

Sounds like a dumb answer and I don't profess to know it intimately but there are some absolutely lovely bits (multi-millionair stuff) and absolutely horrible parts.
For investment I suppose that as close to the Tube station would be best.
It is generally a more affluant than average area with the afore mentiond extremes. But very much suburbia.

The area nearest the tube (Mill Hill East) is actually the worst part of the area! Very expensive properties nearby (Mill Hill village area in particular), along with open farmland. Great views from certain points, and you've also got Mill Hill Broadway main line station. A typically attractive surburban area.

Gilda Court is an old, nasty, almost derelict block. Every time I have been there I have found broken glass, communal lamps out of order and the building generally in a state of disrepair. Due to it's location it enjoys none of the aforementioned qualities of Mill Hill, being at least a twenty minute walk through a footbridge and shady walkway to the nearest train station and at least the same to the nearest tube. The road outside the block is filled with ideal candidates for SOTW. The property is literally just off a very busy dual carriageway resulting in a large amount of traffic noise from roughly seven in the morning to midnight. In order to get a van out of the road outside the block, it must be reversed into 50mph traffic as there is insufficient space to turn around.

Please note the above relates to my infrequent visits to the block over the last five years or so however I have not visited it this year so will be unaware of any recent changes or improvements. If you decide to buy it without viewing let me know and I'll take another look and maybe some photos.

Sounds like all I needed to know and reflects the low price. Will wait and see what else comes along.

Things have changed at Gilda Court! I stopped in on my way home and was pleasantly surprised to find the abandoned cars removed and the communal areas in much better condition. There was no broken glass and the gardens were neatly trimmed. Maybe there's a new management company? I work as an Estate Agent in the surrounding areas so if you need advice as to if it's worth the asking price, let me know ...

Even with the best will in the world, you couldn't call that Mill Hill!

That's Fiveways Corner - where the A41, A1 and M1 meet - you can see the M1 J2 off-ramp in the photo right behind the building. You'd have to love traffic to want to live there!

Mill Hill is still a mile north (as you can see from the roadsign in the pics) and Hendon a mile or so south - so it's kind of in the middle of nowhere really.

If the key to house purchasing really is Location (x3) then you would need to see that reflected significantly in the price.

Shes probably the only reason you'd want to live at Five Ways Corner TBH
The A41 cuts you in half, and all the shops are over the other side.
Theres a decent slavage company up the hill, ut you'd be stretching the truth to describe the location as Mill Hill. Esate Agents can be a little euphemistic with their descriptions.

Firstly I'm ASTOUNDED by the quality of replies to this one - not only opinions on the area, but the individual block as well??

My thoughts would be that maybe as it sounds like this block is improving with time, and it's in an area which sounds dubious, but next door to a good area ( I have no knowledge of this part of London myself though ) that this makes ideal investment material ( ? )

Is this next to the nissan garage opposite that bar where a lot of fights happen? Surely property along watford way can't be described as investment property unless its given away. At peak times your land locked because of the traffic, its close to the graham park crime area and its the police training ground therefore you could possibly get done by an over enthusistic copper.
