Hi All

Currently rent a small (very small!) industrial unit but looking to relocate onto a steet with a bit more footfall for passing trade (computer repair business).

A little shop has come up in the right area and at a good price (£8k pa, but it is quite small, I haven't got the measurements). It was a smimwear shop till very recently so it's not too dilapidated.

Probably going to pop in to see it over the next few days but open to the PH communal brain, what things should I be looking out for/asking?

So far I need to know...

  • Is it rental or a more formal lease?
  • Accurate size
  • Security state (it already has roller shutters but back door?)
  • Alarm? There is one but what quality?
  • What terms? FRI?
  • Payment terms? Quarterly? Monthly? Deposit?
  • Rent free period? I got a month when I moved into this Unit 8 years ago but how common is this for a shop?
But I'm sure there's a host of things I haven't thought of - so over to you!

Parking? For you, during the day, as well as customers.

Check the expectations of the lease, especially term and repairs. eg. the roller shutter breaks - who fixes it (probably you)

We moved into a unit that had improper building regs (unofficial warehouse into office space conversion) which created a whole world of pain when we moved out. So, check that the building is exactly as the plans say.

I would strongly advise getting the advice of a commercial property general practice surveyor (not a building surveyor). They will ensure that you get the best deal. You should be entitled to a rent free period and other incentives, but they will be dependant upon the area and the market in that area. Whilst you will incur a fee for the surveyors services, this could very likely be saved many times over if they can negotiate the rent down for you.
