Right, am looking for a self cert mortgage for about 120k - been offered a house at 30k less than it's worth - problem is I am a director with 50% shares and 1st year accounts are about a week away from being completed.

Is it going to be possible in the current climate? and what kind of monthly payments am I looking at on that amount?

Self cert is getting harder without huge deposits, rates are quite high too, speak to a good broker dont go direct, if you dont know a broker speak to Steve proud at Proud independant in Wakefield he is a decent no nonsense lad, saved me a fair few quid over the years

Contractor Financials were very good for me just before Christmas - I'm on .5 over base for the lifetime of the mortgage, flexible and no tie-ins with 12 months trading history but no accounts at that time. This was pre-crunch but might be worth a phone call as they were most helpful with my initial queries.

I've actually found it easier since the crunch started. Self cert with a drive by valuation last week. Didn't have to leave the house!
