E30 sunroof issues!?!

recently my sunroof has been sticking. if i open it fully it jams about an inch before it shuts and if i lift it it will only lift about half an inch before i have to help it with my hand. i have greased all the slides and spring and hinges but its still sticking. iv also noticed that the seal has become very hard with age and breaks up when you touch it and i am wondering if its not giving enough where it touches the inner lip as in certain areas it has rubbed through to the primer. will a new seal solve the problem or is it just the character of a 18 yr old electric sunroof???
