Planning permission???

Anyone on here got any knowledge of planning consent restraints for a grade 2 building?

It's an end of terrace, we need more romm, but loathe the idea of moving.
Is it worth a punt or is it a non starter?

Any help much appreciated

Possible,

But, expensive, time consuming and be prepared to have to seriously compromise on what you want.

Depends on what you want and why the house is listed.

I would suggest that you ring the local conservation officer and ask if they would come out and discuss what you can or cant do.

some areas are more fiendly than others.

My 2p - Not easy, but more than possible - just remodelling a Grade II school under BSF. Be prepared to become very friendly with the Conservation Officer, have pre-application meetings and agree a conservation strategy, generally either looking to replicate or where there are clearly new additions for these to read as such. Will also depend on the significance of your property and any unique features etc. Conservation is not about preservation of buildings, buildings have to earn their keep, and most officials with dialogue will support a considered approaach. if it's listed can't you just advise you are trying to straighten it out?

My speciality actually - shouldn't be a problem so long as you present your request competantly and with due consideration.
Check that you aren't in a conservation area - this will affect what may be permissible.
On plans show the whole terrace and accurately show particular details that show why your properties are listed, be wary of any existing rights of passage that middle of terrace owners may legally be entitled to, have excellent drawings that show you are interested in preseving the integrity of the bldgs,try to find out if your local authority would prefer your design to be in keeping with, or be obviously different from, the style/vernacular of your grade2 bldg.
I could go on, but I think you should be confidant of managing to achieve something, oh, with conservation officers etc - listen to what they say, respect them and work with them. Cross them and you will fk your chances up big time.

I've worked on planning submissions for a number of grade 2 listed building over the years, as other have said a lot will depend on how your alterations effect the original features of the building and on the conservation officers views.

I've worked on one were the officer wanted a oast kept as open plan to reflect its original use but worked on another where all the conservation office was worried about was the original joinery, windows and a few decent ceilings letting us add extensions which were in keeping with the original building, remove later partitions and add in new walls.

If you know what you what to do it might be worth trying to get in contact with the conservation officer for some preliminary discussions, but listen to what they have to say and try not to upset them!
