We have all but given up in out search for a suitable place to move to & are coming to the conclusion that the only way to get what we want is to build it ourselves.

We are lookingfor somewhere North of Bristol, (Stoke Gifford, Wintebourne area). Where would you go to find land?

Rightmove lists land but if anything like here you'll be off the idea in minutes.

If you do not have close links within the business or have the right guys on your to pay list then it is my opinion you will struggle to find a decent plot.

Indeed. I bought a plot with a house on it and knocked it down to start again.

Because a plot to build anything half decent in a decent area was over £250K.

Exactly this. 9 times out of 10 what you do find will be over priced.

I think the problem is finding a decent size plot for one house usually means a developer can stick 10 houses on it, ie, they can pay the price for the land as the profit from 10 sales will easily pay for it.

A few houses around here have been built around existing houses, or the house knocked down.


For example..

The house on the left, was a couple of years ago, just like the one on the right...






Gives you an idea, it was owned by an elderly person who died, guy bought it, knocked the roof off, and put this on/around.

Not everyone's cup of tea, but I think it looks nice enough.

Definately this. Spent the beginning part of this year looking for a plot near me. I wanted 0.25 of an acre so i could have a nice size house, garage and workshop and garden. A few plots of this size were available, most had planning for 4 detached houses and were priced accordingly. If I searched for single plots then you normally turn up ends of peoples gardens that you would struggle to get a decent size shed onto, mostly somewhat optimistically priced.

Agree with the above.

If your in it for the long term i 'd say the best way is to buy a run down place and knock it down. Your already half way there with regards to planning. Its more costly this way but long term you'll see your money back and have that good sized plot your after.

Drive around the areas you are looking at, look out for any large gardens, especially if they are unkept etc, dont be afraid to approach people to purchase. You never know what might turn up.
I think in the current climate you will find it easier than before, with builders having less apertite to buying/banking land.
Could also be an idea to approach a couple of local estate agents with a 'finders fee' type propersition, where by you will pay 1 or 2 pct of the plot value if they find it for you.
Most of all be flexiable, that ideal piece of wide, rectangular, flat, neatly mowed plot will not exist (at most budgets!) we ended up building a bungalow due to heght restictions that was long and fairly narrow due to plot restrictions, but these type of plots can give some character to the build.
