Ok, so I've seemingly got an annoying situation. I have a property that I rent out WITHOUT the use of the garage (as stipulated in the contracts). Last year I noticed that the garage was indeed being used and I told them that it must be cleared. After lots of sob stories I allowed it to be used until Christmas, and I have lots of txts confirming that would be the end of it. Now, 2 days before I have a car being delivered to the garage, I've found out her car is still in there and she's refusing to remove it. Where do I stand??

Increasing the rent isn't an option as getting her to pay the rent she's meant to pay in the first place is hard enough! Attached is a picture of the setup - I can't park infront of the garage as then I'll be given tickets. Waiting for her to foxtrot oscar and changing the locks might be an idea smile

Did they force entry?

If so, i'd just tow their car out. If they threaten action for doing that you can counter that with a threat of taking further action for breaking and entering.
The fuse box is in the garage, so foolishly I agreed not to lock it incase there was ever need to access it. They were never given permission to enter the garage if that makes any difference?

Thankfully new tenant 1st July - so worst case is that - but then my car will be homeless, and isn't taxed/MOTD etc so parking options are limited, especially as it's a convertible with very leaky roof!.

Not new, but something I keep meaning to getting around to properly sorting one day. It doesn't get many PH 'cool points' but I like it. When I was in LA I found the 1960's peddle car equivalent too for my son smile

Thanks for the feedback - it pushed me to not being such a p**sy about things and the car is now gone - PH wins. My car now arrives in the morning and locks will be added!!

Sounds to me like a problem tenant waiting to happen. I'd be getting her out of there at teh earliest opportunity.
They've been nightmares! Luckily they're students so go at the end of the academic year. I've been renting it to students for 5 years before this and they've been great, this years have been total fktards (I was away and didn't get to meet the first, big mistake!) but next years seem lovely again.

My money is on VBRJ......
I don't know what vbrj is :/ I just text her to say that I was coming round to help myself to her fridge contents and watch tv for a bit (courtesy of kind PH advice) and I'd meet her in her bed to discuss terms... The car was moved almost instantly smile

Just to close this thread - I msg'd her clearly explaining my position and that after my curtesy of letting her use the garage for free for a certain amount of time I was highly disappointed by the current turn of events and wouldn't be prepared to suffer financial loss as a result of something like this. I gave her until the end of the weekend by realising I could have the car delivered straight to a specialist MOT center locally first, which meant I could stall the delivery by a few days. Luckily my msg worked and the garage was clear by close of play Friday - and now my car will arrive with a fresh MOT (hopefully!) smile

ETA - highly disappointed that Ging84 pushed me into releasing how boring the real solution was!
