I'm happy to be educated if this is anywhere near a sane asking price. I would think for this to be an "investment" you'd have to wait about eight years for the market to catch up first.

Thoughts? But let's leave out the one about the price being what someone will pay for something.

It's the gap between asking what he likes (his prerogative entirely) and what he actually expects to get is the question he needs to address.

If he seriously thinks that's a fair price it looks like he'll be disappointed.
