High mile f10 m5......what's it worth?

A friend of mine is selling his f10 m5 and has offered me first refusal on it
I really don't know where to pitch a sensible offer in light of the high miles on the car

80k miles with fbmwsh(just had a £1500 service and rear tyres)
Multifunction seats
Soft close doors
Rear camera
Harmon kardon
The car is in mint condition and all the miles are commuting on the M1.....a total waste of an m5!
He's owned it from new and is looking to get a new m5

I think £30k is taking the mick a bit.....the cheapest m5 on autotrader is close to £39k with 56k miles.......with a haggle it's probably £37k.........23k miles doesn't take 7k off the value I don't think.....
I was looking to offer him £32-33.......but tbh not sure if I want it as it will be hard to sell on
