turns out that dripping voice i've been hearing every time i go in the maids room is a failed hot water heater. water is pissing down from a spot about halfway up the casing. reckon this month's dewa bill is going to be a large one, but at least a handily placed drain beneath it stopped the place from flooding.

just about cleaned up [all my hifi & tv packing boxes rotted through hand as well as a guitar case, water and mould everywhere] and now need someone to come and sort it all out. any ideas or recommendations?

yeah landlord is paying.

850 sounds way too cheap, especially given the size of your place.
