My brother and his mrs are about to get there 1st mortgage.

They have the 10% deposit and they both bank and have help to buy isa's with nationwide so would get £1750 cash back.

I've had a quick look and nationwide will give them a 5 year fix at 3.69% with no set up fees and £1750 cash back.

Hsbc will do a 5 year fix for 3.29% no set up fees but they wouldn't get any cashback

Leek building society will do a 5 year fix for 2.95% but theres a £1180 set up fee and no cash back.

Or hinkley building society will do a lifetime 3.40% discount of there svr for the term of the mortgage.


Any thoughts?

But, do that maths, over the standard 2 year lock-in period would the £1750 (x2?) cover the additional cost of the mortgage with nationwide?
The £1750 cash back is per mortgage not person.

The leek mortgage would be cheaper over the 5 years than the nationwide.
