After a long fight with neighbours and council we've just been granted planning permission for a replacement house. We are in shock!!

It has been a very stressful and expensive journey to get this far before we even lay a brick. No wonder the construction industry is on it's knees in this country.

Many congratulations! You must feel as if you've won the lottery!

Building the place will seem easy in comparison I expect!
You've got it in one. We bought our house nearly 6 years ago that looked nice from the outside but peel the top layer away and all the problems are revealed.

Unbeknown to us we moved into a "Retirement Village" as we call it, with us being the newcomers and wanting change we have been treated like lepers.

We've got permission on the 2nd planning application. The first was going to be refused if we didn't change the design so we withdrew the application to change the design etc and were going to resubmit but the day we withdrew our application someone was given the nod and applied to English Heritage to get our house listed. We went through all the process of English Heritage and low and behold they found our house not suitable to be listed. Anyway the rest is history.

The application for listed status is a common trick, along with blanket TPO and "Local" listing.

Well done, perseverance pays
Thanks, it wasn't an option to give up especially with my amount I paid my architect.

in some places the problem will be with planning dept staff, but often becasue the message coming down from the elected councillors and the great and good is to limit development unless it gets the approval of the ' great and good ' - basically people who still think they are feudal barons

in other places it;s nimby-ism pure and simple , the listing attempts, the dubious objections the random TPOs on 'non worthy ' trees ...
I think NIMBYISM needs to be in caps as that is the main reason why our neighbours' complained and probably 99% of objections from neighbours.
