Like a lot of garages ours have everything but cars in it, time to sort this out, after 12years of accumulation.

Project is to :

Remove 2x Single Doors (rotted / busted / up and overs)
Remove pillar
Remove concrete span
Make good opening to new height, arches to go

Install RSJ
New Hormann insulated sectional
Door Operator
Door to rear garden
Form vapour barrier, frame out
Insulated Plasterboard / Skim coat
Plasterboard Ceiling, Skim coat
New LED down lights (instead of strip lights - looking at 3000 lumen variants)
Skirting

To Do's:

Flooring - TBD, trying to decide between Mototile / Ceramic / Resin or get machine polished finish to existing concrete+seal
Paint - wall colours
Mural or not-to-mural rear wall
Storage - Garagetek or Dura
External Lighting
Intenal Lighting for work areas

With the builders starting in couple of weeks its time to gut it back to bare shell.

Money !!!!! Found a few thousand HKG$ and several hundred CHF Francs



Hmmm - wonder this will be like 1996 Blended Bordeaux



Found some friends to go with the Bordeaux !



Also some vintage gaming - original BBC B - Elite !!!



This is going to take a while ..... Gratuitous Powerfully Built PH workout zone

You'd be hard pushed for this to be your kit, old "alpha" internal gear. All the old gear has been brought back to office.

Do I have UC at home, no the racks are long gone. No longer tinker / dev that at home these days.

Right seems the troll has gone we can get back to serious matters of the man cave, next update.



Front harling now off ready for....



...removal of old concrete beam and knackered 30year old garadors



Tip, supply kettle and refreshments to keep the work crew in good cheer and add in those wee extra bits you forgot on job



Back door in...



Progress has slowed a bit, coming up is :

(1) Central pillar / old concrete beam out to create room for new 15' x 7' new door
(2) RSJ install and finish
(3) Floor - unfortunately it's like the Great Glen, 3" valley drop edge to edge, rethink on how to level as HD top is 15mm max

Builder is doing measure up to level the floor, quite shocking state the old concrete slab. Will need to get it level for final choice on flooring :

(4) Porcelain full body PEI5 tile -or-
(5) Mototile / Ecotile - my god these are expensive (35sqm 1300 quid @ Ecotile !)

For the earlier asks about the costs here is the current count :

Building works : £4700, covers :

Stud & noggin, frame out
Insulation, insulated plasterboard
Electrics
Plastering
RSJ
Pillar out / make good at base
Rendering & reharl
Rear door
some other work (new steps on path to house and bin store)
Lighting - LED panels, PIRs
External lighting

Garage Door : £2k (ish)

Hormann LPU in RAL3003
Hormann Operator

Total : £6700

Unexpected costs yet to be provided :

Floor levelling

Not Yet fully costed :

Floor Tiles per above - Budgeted £800, expect this to now be £1200 isn
Alarm linked to house system
Sound system - may just move the good old fatboy in use my old speakers smile
Garage storage

More to follow as further progress made, we're on a slow down at mo as garage door is now delayed until w/c 10th March putting job back 2weeks.

Thanks for this. Will pass onto to the builders, I have a 4" concave to the original slab frown It's estimated we will need 4 ton of levelling / top. Will be good though as will be porcelain tile on top smile

Still wasn't expecting that expense.

This where my knowledge is failing me. I do want it level, I'm assuming they are screeding, roughly 500 for materials (didn't ask the make up) and 2-3days labour.

No HD top as finish will be good enough to tile onto which they will also be doing. The HD top was my take up original suggestion until seeing the difference is much more than the 15mm allowable (before knowing about the layering). I'll see them tomorrow and will ask them.

Had 5 quotes, spread was +/- 20% depending on source inc the frequently recommended suppliers on here. I could probably have save £200 I reckon but went with local firm as they are good rep and if I need them in future are not far away. Door is the LPU40 M Ribbed in RAL 3003 (red). The operator was dearer, originally quoted my £350 but came down to £250. All this includes fitting etc. Wish I could have found it for £1400 frown would have helped on the overage on other items !!

Door has arrived at fitters so that is it until Monday when that happens.

Coming up next is :

Plasterwork internally to be finished once door installed
External render to front, back door banding
Lights installation
Floor to be levelled
Floor to be tiled
Decorating

Still on the to do list :

Storage - after the hit on the floor costs need to rethink plan here

...door arrived and starting the frame build...



...getting the front work ready for finishing...



...door in !!!



Next up :

Lathe work to be completed
Door borders / rendering
New gutters
Floor levelling
Moving misplaced ceiling power - out of position for operator and looks messy !
Tiles to be chosen - Porcelain PEI 5 Full Body 60x60's !!! or was it 30x30 coffee
Lights on way - Yeaaaaahaaa
Tiles to be laid
Lights to be installed
Internal PIR to be installed
External lights to be installed

Still to do :

Garage storage, still looking into this, may end up with fitted units

Getting closer smile Time to start thinking about bringing back the toys from storage.

Had update on new front door - eta 4 weeks for the Hormann TPS smile

Hoping they get this last bit right after all the trouble I've gone to on rest of the works. Looks pretty sound so far, still a few bits and pieces to be done.

My main worry is the floor at this stage, you can see the gap at present and ends are on blocks in prep for the level of the floor to screed / laid in. Idea being that this be the level the bottom seal mates with it. Floor is coming up 25mm, then tile behind door threshold. Think weatherstop look good and may be the way for me to go.

Sure, there are a few lighting bits going in :

4 x LED Ceiling panels, spec is :

W145xL1195xH9mm

White cover

48W / AC170-240V

approx 3000 lumens (i think - not up yet)

Setup is 2x on internal wall switch with 2x on a PIR.

2 x Up / Downlighters for external - either side of garage
