Ok folks,
not really for my benefit, but more of an info on time scales for house buying. Short of not being cash buyers, I reckon our position is the best you could be in for a quick completion. There is no chain, we have solicitors lined up, mortgage in principle and deposit ready in the bank. We are in rented accommodation with an open contract not requiring notice (Military quarters) The house we're buying is empty ready to move into.

I'm going to record the time taken from the offer acceptance (Today) to me being handed the keys, job done.

So todays date 29th September 2014, recieved the call at midday today, our offers been accepted.
lets see how quick we can get this going, would like to have Christmas in our own place this year.

TBH in my experience it isn't the lack of lining things up that causes delays, its the comms between the various parties and resolving any niggles that the conveyancing throws up
Thanks, I shall ensure everyone is kept on their toes throughout, no worries about that. Hopefully they'll be glad to see the back of me once completed

Many thanks for the tips and usefully info folks.
Luckily for us, our solicitors are family friends and on a previous property we went for (Subsequently got gazumped on) they had carried out the searches within a week. All being well, they should be on the ball getting us sorted with this one quite quickly and our mortgage is going to the underwriters this week. Will also check that the sellers solicitors do their part in a timely fashion. I do need to get a grip of the EA as upto now, he's a bit tardy at passing info, I'll pop into his office this week for a cup of tea and a chat so hes aware of how I wish to expedite this process.

All very interesting...
Will keep you updated as and when things happen.

Ok 6th October.
Time since start:6 working days

Our solictors now have the notification of sale from the estate agents.
Our mortgage broker is aiming for the mortgage to be complete back from the underwriters end of the week.

Little steps, but all in the right direction.
Will keep the thread updated as and when I hear any more.

Thought this was all going a tad too well!

Just had a call from our broker and it appears that the mortgage offer has now been withdrawn due to the fact that the house we're buying has a separate annex, which has a kitchen, so could be rented out. This is against their policy.
So, from them saying yes and emailing the agents to confirm this as well, a week later its changed to a no.
A bit miffed to say the least, especially after getting the survey which clealy stated the entire setup and now suddenly someone notices that its got a kitchen!
Oh well, onwards and upwards, the brokers after a new offer in principle from the other big names and we'll see what happens.

We did actually suggest this, but they just came back and said we would still be able to rent it out.

It appears we may have got ourselves sorted with a new mortgage in principle with Nationwide and on a lower interest rate too, so fingers crossed they don't change their minds half way through.

Finally after what seems like an age, Nationwide have finally come back with their formal offer and they are fully aware of the annex with a kitchen, so lets hope they don't have a change of heart like Natwest did!

Fingers crossed everything should now be back on track, all searches done, all surveys done.

Have told solicitors that we want to exchange by the end of next week. May be wishfull thinking, but lets see what happens.

Well not wanting to tempt fate, but Mortgage contracts signed and returned.

Exchange contracts being written up now with completion due wed-fri next week.

On another note, had a few quotes now for the rising damp/woodworm/re-pointing & electrics upgrade...I hope to god I havent got myself a "moneypit" house to match the car!
