Help Understanding Tenancy Agreement

Ok thanks, Would it make a difference if the reason for me wanting to leave is that the Landlord has failed to repair a leak in the bathroom, which has now cause a lot a water damage? The room looks pretty unsafe to even enter, and the lights have now stopped working. Obviously we havent been using it since the leak was first noticed over a month ago.

A guy came round and looked at it, then went to the flat upstairs, but we havent heard from him since, this was 2 weeks ago.
