I thought I would start this thread now as the work has been going for a while and I have now got some pictures. Unfortunately they are all over 2MB so I am off to scratch my head about that. On top of that the one I have uploaded seems to appear upside down on preview whichever way I turn ut before upload.

In the meantime this is what it will look like. Hopefully. The only addition is two Velux windows in the roof.



The project is to replace the old garage put in a new fence and remove the shed and veg plot.

I've managed to compress them here goes.

A couple of the sad old rotten garage:

A couple of the fence which has slowly collapsed whilst I have spent the last five or so years on the house build project:









Going back a couple of months we started by removing the old garage and vegetable plot:







Then in with the new fence:







This was all done in time ready to for the builder to start in June:



Then on the 7th August they arrived:





The digging commenced:









My son arrived back from a holiday with his grandparents and discovered the diggers:



Then he found a bigger one:

The materials are arriving. Project managers could learn from my 70 year old builder everything arrives at the right time:

Unfortunately it then poured down for a couple of days but it gave me chance to try and find the shed:



The building started on Monday and they were soon getting out of the ground:





By Thursday they were ready to back fill:



Backfill done and I'm still left with this. I'm assured it will be gone on Monday:



Friday was spent getting ready for the base. The builder did not have a good day reversing 8 loads down my drive which has a nightmare dog leg around the house:



That was it for the week:



I'm now looking at doors windows etc.

Thinking about how to get gas electric and water down there. I think it will be a long trench rather than 3 mole runs.

The whether is not looking good for next week. I'll keep posting pics if people are interested?

I'm not sure about lighting yet.

The drive is getting done so once the shed is down I can look at the space and have a think about lights. it's easy to dig another SWA in before the new tarmac.

I've not given much thought to any of it yet beyond getting it up water tight and the services in. I'm currently struggling to get my head around the room above and what usable space I will have. I'm guessing 30ft by 12ft then sloping away to the eaves but I have never had a good look at a trussed roof structure before.

The whether has held up this week. All the work has gone into getting ready to pour the slab which is going to be done in two hits.

Finishing off with a layer of sand (sorry for the dark picture)



Then 4 inches of insulation



The first section of base was poured yesterday. There were a few problems with leaves blowing onto the wet surface. Then when it was finished one of the builders disconnected the hose and a jet of water blasted it. He spent ages re-polishing it.





The rest of the base is going down tomorrow so I expect the blockwork to start next week.

In the meantime I am organising the doors windows and services.

Not much more to report. The slab is now complete, rubble an digger gone. The block work starts tomorrow so will post some more pictures at the end of the week. Can anyone recommend a floor paint? I'm in two minds about paint or PVC tiles at the moment. I'm also thinking about lighting and am toying with 3 rows of 9 GU10 each row 1.5 m apart then 1 m between the bulbs. Is this enough.?

A few more from this week. It's looking very big. I discussed making it lower with the builder then the garage door surveyor turned up and to get what I want it has to be built to plan. This will give a lot of head room for lifting a car up though. Black sectional door on order along with a black composite personal door and windows to match the house. Blockwork should be complete next week trusses on order. I'm just looking at staircases now as this has to be in before the trusses arrive. I'm going to cut some trees back this afternoon to make way for the build.

A few more of progress today. It's starting to look like a garage. Had a half day holiday so discussed the soffits velux windows and staircase with the joiner. The garage door guys came this morning and measured the opening luckily it was correct. The gables should be up ready for the trusses by the end of next week. I've managed to get bigger trusses which allow a 600mm gap which will allow me to build some storage into the eaves. It's soon going to be water tight then my slog begins as I am doing the rest.

Russ it's what is on the spec in the plan. I thought there would be a big steel in there but I trust my builder. This is the 3rd sizable build he has done for me all with no problems. He is 74 and all his trades are of a similar age which gives me confidence. They usually turn up with their sons and direct operations. But yes I do share your view.

Time for some more updates. Not too much happening due to holidays and the fact that my mother took ill whilst away in Scotland and has been in intensive care for the last month.

The ground floor window. The bricks above will make my teeth itch.

The trusses have arrived. The builder has put the first two on. Now waiting for the joiner to get back from holiday. The rest of the trusses are at the top of the drive meaning I have to leave my car on the road. I can now start to see the size of the room above.


















An unusual gaff by the builder that had to be sorted. I didn't tell him.





The gables have been finished the joiners will be here on Thursday. A couple of weeks should see it watertight then the rest is up to me.







I'll update next week.

Not a lot happening this week. Waiting for the joiners to start next week.
I've checked the plans and the lintel is listed as an alternative to a steel beam. I'll double check with the builder. They put the props in whilst the cement was drying. I asked the builder if they could come out and he said they could but may as well leave them in until the roof was on. I have no reason to doubt him as this is the third build he has done for me and the least tricky for steel supports. Best to double check though.

I have spoken to the builder and he has assured me that the lintel is big enough. He dropped of the spec sheet today.
I have just done the calculations and the load is 22.6Kn. The lintel is rated at 27Kn so I am more comfortable now.

Roof trusses on tomorrow so some progress may be made this week.

Quite a bit of progress and the latest problem.



The trusses are on at last





The joiner put the first velux in. The roofer told him to take it out.





The roof is now felted and battens are on. The facias soffits and barge boards are looking good.



The roof is on. I was away last week and had ordered a shed load of plasterboards, wood, floorboards etc. to arrive on Friday afternoon when I got home. Mid week the wife told me they had built a scaffold across the front.



This was soon rectified before the delivery. Notice something else missing?



The plasterer came and dumped the sand before my delivery in a very convenient place.

It was raining and windy on Friday so £50 to the tractor guy got two pallets of materials from the road to just inside the garage door.

Most of Saturday was spent moving them around. 30 plasterboards and 30 floorboards are now upstairs thanks to the help of a mate.



Sunday I started the electrics in prep for the door coming on Tuesday. No chance of getting it wired and boarded before as I had planned. I got broken off to do kid duties.

Now comes the problem

The door was fitted looks good and works fine. However I think it is six inches short as it stops at an angle. See Photos.












Sorry for the bad lighting but I don't see the place in daylight during the week.

In my opinion the door should be fully horizontal when open. However I have never paid close attention to this kind of detail before so I could be corrected.

In order to put this right the door needs to be six inches longer and the brackets all need lifting up.

It looks like they have cut six inches off a standard panel to make the top door panel. Not sure why as all the openings the builder has built are exactly to the sizes on the garage door quote. i.e. it could be six inches longer as specified.

The next problem. See pictures:









The brackets that fix the guide rails stick out into the garage. Brilliant if you want to take chunks out of yourself or knock the kids eyes out.

Then there is the fact that no indoor switch fitted despite me leaving a big notice saying where I wanted it which they just moved so they could fit the door. I also have no handbooks or guarantees.

I have rung the door company and sent them pictures. To be fair they rang back and left me a message saying the would investigate with the fitters and ring me tomorrow to get it sorted out. I will wait and see but I have only paid 50% so far.

Any advice on the opening issue would be much appreciated.

Windows and personal door going in on Monday then it is pretty much over to me.

There is a room above. Saw it for the first time last weekend when we were putting stuff up there it's about 27x13ft. Staircase going in soon.

I've gone into battle with the door company. They are happy to put the brackets right, fit the internal switch and give me a manual/ guarantee but they are twitching about the fact that it is too short. They said they would look at the dimensions on Monday. I would be reasonably happy if it opened fully which is what I thought at first. The track is long enough but when I looked at it the front of the door is right up to the pulleys so could go no further. They originally wanted to fit the door behind but the build is designed to take the door frame against a nib in the outer leaf. If anyone could post a picture of theirs fully open it may help my plight. The door as correctly said is an Alutec.

As for the build cost. I was quoted £20K to get it to this stage minus the doors. The plan is I do the rest. I know I have specified a few extras such as insulated floor. I am meeting the builder tomorrow to worm out of him the extra costs. I am expecting another £2-3K. This is the 3rd build he has done for me and he is notorious for extras and under quoting so I factored a bit of this in. Brilliant builder and project manager though even at 70 odd.

The personal door and windows are goin in tomorrow. I have a day off so will get some more of the wiring in. The trench for the services is the next big one.

aQuick update.

Not a lot happening due to my time and the whether. The rendering is done and the scaffolding has gone. Not seen it in daylight yet. Slowly plodding on with the wiring when I get chance should have the downstairs ring in before Christmas.

On another subject what can you cover stairs with if you don't want carpet? This has been puzzling me for some time.

Thanks guys food for thought.
Got the downstairs ring main in this morning. Just the socket fronts to fit then I can plug it in to my temporary supply.
