It's gonna be a stretch and then some but might be worth the risk. I guess time will tell.

regards solicitors we have a family one which we use so should be ok.

Family solicitor has retired!

Anyone got anyone good? I am hoping that the searches are included, no fee unless completion and a low legal fees.

Do you want someone local to you - if so where is that - or just recommendations in general?

Well that might short lived. Thanks to the government wanting to charge me a further 3% stamp duty it lools like the house is not affordable. I was hoping to keep the existing family home and btl it and movr into the new one.

Sorry to say it but you're a complete timewaster, as a buyer. Could tell from the OP where you mentioned now trying to find the money and now this.

Well I am sorry to disappoint you. Of course the mortgage lenders and solicitors and estate agents are all a bit flumxed as to why the seller is still trying to find a place but I guessed we could have just asked you who seems to know everything.

Surely you knew what the stamp duty would be when you made the offer? The changes to SDLT on second homes were announced some time ago. Plus I'm not sure blaming Cameron Diaz is helpful.
I was not aware of the changes. I have multiple properties and was hoping to turn the existing one into a BTL as i have done previously.
