Okay, I've heard from a few people who thnk it's a dump, but I was tehre in the week and the area around Addiscombe Road seems nice, the trams are great and I was pretty impressed with it, especially the 15 minute train journey from Croydon to Victoria or London Bridge!

We're thinking of getting a BTL flat there and would love to hear what areas are good/what is to be avoided

East croydon is a bit rough, Central Croydon is alright. Just be on the look out for the gangs as they do carry knifes and will confront you (as both my brothers have had happen to them)
There is a nice part that my great nan used to live, as you go from the flyover towards valley park (where those huge gas containers are)
Used to have a flat round addiscombe and I found it to be quite pleasent there tbh. Lived there for 2/3 years and no trouble. I lived about 5 minutes from the co-op and tram stop.
Brother lives in selsdon and there are some very nice areas round there.

Presumably thought the gangs are just out late at night? Sounds lovely - gangs with knives!

This happened on 3 occasions last year. Both times they got asked the question
"who you with?" referring to gangs I suppose. They seem to target teens so older people are ok, unless they are drunk then I think anyone is game.

Gangs of kids on school hols don't sound too bad

I've lived near WOking beore which is pretty sh£*e!!!!! When you gys say bad, do you mena it's worse than WOking?

Woking is very very tame in comparison with rough parts of Croydon. In fact Woking really isn't that bad at all.
My partner's 6ft 5 adn 14 stone and he usually attra ts trouble from gangs as he's a trophy guy for them to pick on!

Woking isn't rough - granted, but it is really sh&*£e and run down and god, some of the people in town at the weekends :-O
