I'm looking at having a small extension put on the back of my house. This will open the kitchen right up and i'm hoping to create a 'family area' away from the main living room.

It's a small 3 bed semi and the extension will go out the back of the kitchen. It will be about 3 meters out and about 4.5 meters width, single story.

As i'm planning the new kitchen to run down one side right to the back i can't open the whole back up because of the units. So it remains symmetrical i'll manage just over 2 meters of bi-fold doors out onto a decked (probably composite) area.

I'm just after ideas on what i can spec to make it look smart/modern, gadgety etc.. and i'm looking for small comfy sofa/chairs that i can have by the doors.

So far...

I'll be mounting a tv (probably 32" as it's not the object of the room) on the wall.
Maybe some lights in the facias
outside wall lights

What else can you suggest? (oh and i don't have a pile of money, maybe 1-2k on top of the build)

I want to do a similar extension in the next few years. I want to do it like a friends- ceiling that follows the slope of roof to give height and sense of space and two big velux windows to let light flood in.

That kitchen looks nice in those pictures. I'm struggling to see which is the new bit though?

I like the idea of the high ceiling a lot? How would that work with the roof trusses?

the "old" part was the original (small) kitchen which was gutted, replastered, electrics, heating etc. Everything else is the "extension" which was added to the back of the property.
