I can't stop looking at Estepona biggrin

Above any budget i would have.. but this looks a half nice front-line place. It's also helpful you can see the location on the map. It doesn't look quite as stingy vfm as some pads at approx 1m. Anyone know roughly how long would it take to walk into town?

Thanks, I thought it looked more than that on the map! That’s a nice easy stroll. I really like that place.. but is it normal practice for other agents to have it listed at €150k more? scratchchin

Sorry just to be clear 20 mins to port & another 20 to old town.

Regarding the agents, from when we were looking & bought, the impression I get is that the agents are much more scratch each others backs than in the UK. Maybe why the fees are higher. When we spoke to an agent they seemed to canvass suitable properties from other agents as well as off their own books. Somebody will know better than me, but when it comes to selling I think the agents are less competitive than in the UK.

Unless the property has an exclusive contract agreed with a specific agent, any agent can sell it. Then they work out between themselves how to spilt the 5% sellers fee.

Not for usual for 3 parties to be involved in a sale… a mate of mine made €35k last year just for introducing a buyer to an agent and him subsequently buying a property…. He did no more than make a couple of calls, then facilitate over some other payments when contracts were exchanged.

Another guy I do some work for sold his car last year (fairly new Cayenne) because he hadn’t sold a property for 18 months and he was running out of money. I saw him 2 days ago in a brand new Range Rover sport.

People thing estate agents in the UK are bent…. they’ve seen nothing laugh

Our Portuguese experience was the agents are more knife in the back than scratch it. Super competitive, most ads are duplicated by multiple agents, property addresses aren’t given out - viewings involved being chauffeured (no bags over heads or tywraps used fortunately) from our rental to/from properties in the agents own car so you couldn’t work out who else was selling them or suss the address and knock on the door later on. Big commissions - 5% was mentioned I think.
I do remember different prices for different agents too. And photoshop and very artistic photography definitely in use - finding electricity pylons dangling over the pool or that a villa is actually semi detached in real life gives you an idea of the level of competition/desperation hehe

Google Maps suggest a walking time 36min to port and 56min to the Correos on the beach front. That tends to be a fairly brisk pace. At least you can do it without needing to walk alongside the A7.

You probably would not want to do it at nightime.

It's definitely a case of buyer needs to do their own homework. These 2 properties of the same even use the same pics, yet different prices. Would another agent really list at 150k more than the other, or a genuine mistake maybe?

Yeah, somewhere between that and Mirador as the advert mentions 2 courses.

That’s a good 80 mins from the airport.

Ah ok, thanks. I don’t play golf so probably no good for us then. I was just interested in it’s location because it looked quite good vfm compared to most others I’ve seen

Doesn’t really matter if you don’t play… properties on golf courses are typically nice and peaceful… primarily used for holidays, so not massively busy most of the time and away from major roads.

Plus if you’re overlooking a golf course it’s unlikely your view will end up getting spoiled by any later developments.

To a point… the age old adage still applies though… if there’s any land in front of you property, no matter how unsuitable it looks, some will build on it and spoil your view laugh

I tried in Malaga last month (Mrs & kids have UK & EU passports).
We all joined the EU queue, got to the booth - passport stamped!
Queue was longer than the non -EU as well.
I'm looking forward to it going electronic & not being at the mercy of a border agent.

My in-laws have a place on a golf course up near Murcia and for them it’s perfect - security, communal pool, some shops and bars on site, exteriors all get looked after, etc. Gets busy in the summer as a lot of Spanish have holiday homes there but off season it’s nice and quiet.
We go over once a year, we haven’t even been to the club house…

I have Spanish residency and my passport is stamped in and out. Makes no odds either way.
