Cropston near Leicester

Area is lovely - I helped run Explorers in WE for a few years - lovely walks all around.
Causeway Lane? Moderately tricky junction to main road but otherwise good - two decent pubs in VERY short strolling distance, plus loads more across some nice walks (Swithland, Rothley). You do not need a big garden - you have hundreds of acres of parkland literally on the doorstep!
I would personally avoid Newtown Linford - way too many tourists throughout summer, would drive me mad! Cropston suffers less yet is still net to Bradgate Park.
Road to the A46 through Anstey a bit of a bottleneck most mornings.....
Earl Shilton? Not an area I would consider, but I don't know it that well.
We live in Glenfield & love it - not beautiful, but good enough, very handy to get into town (bus, cheap taxi if needed), & as someone else said, Leicester has improved beyond recognition, especially in the time I have been here (over 30 years now, gasp!), & particularly since discovering the King in the Car Park (& winning the PL - what an adventure that was for the place!)
Bonus to me is that it is reasonably handy to get to most major places....

Cropston is a nice little place to live, I'm just down the road in Mountsorrel but my wife and I aspire to move to Cropston or Swithland in the future. Its a great area for getting out and about in, nice roads and places to walk (if you into that) you can walk straight into the middle of Bradgate Park from the T Junction at the pub. A lot of very good restaurants around the area as well. We'd already spotted the house you've linked but my other half has a hate for beams thing going on unfortunately. Personally I quite like it but it's a non starter. I think we are going to look at one in cropston on causeway lane. Looks nice, needs a bit of improvement but nothing major.
Badgers Sett pub in Croptston is pretty good too, I'm in there most Thursdays with a few mates and the dog.
As others have already said Leicester city center is now actually a really nice area, since the Highcross development and LCFC winning the premier league there is a lot of money being spent and improvements going on. Loughborough is also improving slowly.
Ironically I went to look at a house virtually next door too that one a few years ago.
There’s been a lot of historic flooding there although measures have been taken to prevent it happening in the future. The line only seemed to get trains every half hour or so but they are often good trains which rumble past 24hrs a day.
The owner said you soon get used to it though.

By way of an update. We went to see the cropston house last weekend. Looked like it did on the web but the entrance to the house was very tight. Double width driveway but you wouldn't be able to get out of the car. We'd be forever shuffling cars. Would drive me mad so we've had to cross it off the list. Plus if anyone came to visit, absolutely nowhere for them to park.
So, we went back up to look at 2 more today. Went to one on Markfield lane. Huge amounts of land but house needs some work, which is fine with us. However, it's a dormer, ideally we'd want to take the roof off and build the walls up making all square rooms upstairs and completely remodel the first floor.
So a question. It would need planning permission. Any idea of the odds of that in that area?

It’s not in the conservation area so I don’t see a problem with planning permission, in fact there’s been a couple of sizeable developments in the last couple of years.
Small negatives though (and 1 large one)
the A50 is close, so there may be traffic noise
From a snobs view, it’s not really in Newtown, more Fieldhead, so there’s not really a village feel there, but road links are excellent.
And, most importantly, I live about 1/2 mile away!

I have friends up in Markfield.....now the A50 is 40mph almost all the way to town, it is a royal PIA! I guess during the rush hour (& it IS busy!) that makes no difference, but they hate it. 7-8pm, empty road, no traffic....crawl along. We spent quite a bit of time there. Didn't notice the noise but it was a Saturday and miserable as sin. Not too fussed about village feel. Newtown looks a bit too far to stagger home from though. Have a couple of builders we've chatted to yesterday. They think 50k, 60k absolute tops to do what we want to do....if we can subject to planning. HmmmmmmmIt’s not in the conservation area so I don’t see a problem with planning permission, in fact there’s been a couple of sizeable developments in the last couple of years.

Leicester (city) is a pretty desperate place, though, in my humble opinion.
The villages in the Wreake Valley (north of Leicester) are very pretty, well connected for Leicester and Nottingham, and good value.

Having lived in Luton, Stoke and Portsmouth before moving to Leicester, it's quite reasonable, certainly not desperate.Leicester (city) is a pretty desperate place, though, in my humble opinion.
The villages in the Wreake Valley (north of Leicester) are very pretty, well connected for Leicester and Nottingham, and good value.

Some nice houses, a friend owns a big farm on the edge of Cossington. I wouldn't choose it myself, it's essentially a one-road place, with a bit of traffic running through, Sileby at one end isn't anything special, and (as mentioned above) when the road floods it's a PITA to get to the A6. It floods very regularly due to the large lakes, river and gravel pits at one end of the village.
