It still is for sale. We are in direct contact with the owner and have agreed a price. However we have 2 houses to sell so we have agreed to proceed when we are able. He doesn't need to move quickly but equally we can't expect him to take it off the market. He will after we sell one which we are close to so fingers crossed.

As for the noise, we'll just go and shout at the bottom of the garden

Well that worked out well. We agreed a price, all going ahead, not last minute but vendor came back and asked for more money. We've been to see another property on Swithland lane which is nice. We haven't burnt any bridges and I guess the ball is in our court at the moment.

Annoyed though.

Go back and offer them less; tell the vendor that the previously agreed price was for a completion in the first quarter.

It's a nice area to live in, I used to live with my parents in Newtown Linford. Was passing through on a recent sunny Sunday and couldn't believe how busy the place was.

I have to say i hate that kind of thing, a man's word is his bond etc . i would be minded to remind him that he had agreed the price and that there are plenty of houses out there.

it's still not marked as STC - we went to look at another on Swithland Lane on Sat - nice and we could do what we wanted to do to it after we bought....arguably an even better area so I've been told.

Doubt a lower offer will budge him on the other house. Searches are being done according to the EA. Dont understand why it's not marked at least as "under offer"?

I think we've come down on the side of "there will always be another house"

ETA - they claim they have another offer, hence the price request increase - should have made that clear

Swithland lane deal done. Needs an extension but price permits that. Overall happy, lovely area and we get steam trains too

Good choice, I was never that keen on the Field head end of Markfield lane tbh. I noticed the wooded plot just down the road from that house is up for auction and you never know what they might build there.
There’s lots of nice forest walks near Swithland lane, we were down there only this week.

Welcome to the area, sure you'll love it.


Edit: if you like trains or just want to find out more about the local area - head to the Granite cafe at the end of Swithland Lane. There's also a path that goes around the local quarry just across the road from there.

Congrats!

Great area to buy in, nice end of the road as well with Cropston / Rothley / Mountsorrel so close. Nice pubs all within walking distance.

Having looked at the map we will be nearer the station road end of Swithland lane. Anyone any pub recommendations that would be walkable ?

Not sure about local pubs, as I'm not in that area, but The Manor over in Quorn have a car meet in the summer, second Tuesday every month IIRC. They're on Facebook as "classic cars at the manor" or something similar.

Bluebell in Rothley probably your closest: used to have a skittle alley, now a ‘gastro pub’, but very nice nonetheless!
Bother Cropston pubs are pretty decent....Griffin in Swithland....Woodhouse Eaves you have the Curzon Arms, Wheatsheaf, Bulls Head....a great area for a massive pub crawl smile
(Those last 3 would be a bit more of a hike than walk wink

First Monday of the month!
I went to the last one and there was a huge turnout of some very interesting cars from all eras.

All of the above to be honest... I can vouch for the Griffin in Swithland, we had our wedding reception in the old stables there. Great place and good food.

I'd avoid the woodmans stroke aka "the woodies" in Rothley... clicky to say the least, never felt particularly welcome the times I went in and now I just wouldn't go back.

Many of the ones already mentioned are worth a go (the Griffin, The Manor, The Bluebell) – I believe you can go to the bar in Rothley Court but I’ve never been there for just a drink.
Quorn is good for a Friday night drink or two and some live music.
Try the Pumping Station in Cropston, went there for the first time the other weekend and it’s a bit quirky.
