I am looking to move back to England from Scotland and some reasonable priced places that look nice enough are cropping up in Swadlincote, more specifically i like the look of a town house in Church Gresley.

I have had a quick look around the neighbourhood of the house on streetview and it all appears to look quite presentable.

Anyone know if it is a decent (ish) area?

I live the west side of Coventry, which is more expensive, but Swadlincote is OK. Smallish place, not a lot going on, handy for A5.

That side represents better value for money/ has always been cheaper.

Nice dry ski slope with wee toboggan run....about all I know there.
Too many speed cameras all along the road from Leicester!

That's not selling it too me.

There are very few speed camera's where I am, but i guess I have to expect that st frown

Swadlincote is better value than the likes of neighbouring Burton & Ashby. It's reasonably well accessed through the nearest railway station for example is at Burton. Swadlincote is the to use an analogy the uglier sister to the surrounding towns though not to be overlooked if you're looking to step up the property ladder.

All around that area is cheap - mostly due to lack of decent employment / shopping centres etc

It does depend what you are going to do / what you like

Around that area Lichfield is better, some bits of Tamworth are ok.

Nuneaton, Hinckley, Burton, Rugely, most of Leicester most of Derby are pretty crap

All around Swadlincote is all ex mining, so lots going in in building and investment to up the area. Also look at Measham, Coalville, Whitwick, if this is the area you want be in.
Properties are good value, but the localities are run down in places.

Like everywhere else, take a visit, look around and see if its for you !

I have had a look around Coalville and maybe Whitwick and as you say it has some run down and some not so run down area's but nothing that made me feel like i was in any particular danger!

And, the price is right..

Swad is okay. Lives in the shadow of Burton and is a typical ex mining town with all the issues that brings. Town planning is secondary but the town centre isn't that bad, especially when you consider it is better than nearby Ashby, a town that has really gone downhill in the last decade.It is also miles better than Coalville - a town where hope goes to die. Employment is a bit sluggish but you are close enough to the A50 / Castle Donnigton where logistics and other jobs are sprouting. Technical jobs (better paid) can be found in Loughborough, which can be reached via the glorious A512 and other various back roads.

You get a cinema, some niceish places to eat and the ski slope!

The benefit of Swad is that you are in the national forest so you have lots of walks in the area and it is easy to find some heritage should you wish.

Close to the A42 and the A38 it isn't badly connected. You can be on the M1 within 20 minutes

Housing is pretty good value and land that can be built on is never far away.

You could do a lot worse than swad imo.

come a bit further south than coalville (they have webbed toes) and you get to ibstock ,now ibstock is a dump but the villages surrounding it are nice, swepstone, heather,newton burgoland,oddstone, barton in the beans etc anywhere between the a444 and the a511 has some nice property.

as ever it depends on how much you have to spend two bed semi,s in nice villages are north of 150k, 3 bed semi from 180k upwards anything detached 240k plus

whatever you do don't buy in bagworth

Harsh! Some of Leicester isn’t bad now....It has improved immensely in the last 5x10 years, I would say!
Charnwood area is all lovely (but pricey).
Up to Markfield is all good.
Coalville? Doleville, ‘tis affectionately know....but certainly as you head out towards that way (& Swad), the prices will be keener.
I’d probably rather be in Ashby than Swad, but then I only know Swad for the ski slope....the area never looked overly lovely....

Meant to add: Whitwick does have the truly charming Three Horseshoes (known locally as Polly Botts)...a pub where the money lies on the shelf behind the bar, a roaring fire in winter and locals who actually enjoy a chat with strangers (we only drop in once or twice a year after sports at the Leisure Centre up the road!)

House prices in the Swadlincote area are less than Ashby, though they’re moving upwards nicely with lots of new development taking place. As others have said, comparative to some surrounding areas you get a lot for your £s & others have overlooked it’s close to Donington if you like track days (or the airport!).

Sounds like my type of pub. I am used to small village pubs where people just leave their money on the bar.

There are some nice villages surrounding Tamworth but they're not cheap. The town centre is crap - not even McDonalds bothered hanging.
