Long story short - Tired of the now ridiculous pricing of properties in Surrey, me and my partner have decided our best chance of owning (as in 100% of a property, not 50%) an actual nice property, whilst having money spare to do luxury things like eat and so on has lead us to the pot of gold at the end of the rainbow - Greater Manchester.

Wigan looks very appealing, in particular Standish. We'd be looking at renting for a bit to see if we can adjust to having so much spare money and not paying £5 a pint (probably find a job as well) - Partner also has Family nearby so at least she won't be too lonely.

Is there anywhere else people would recommend to look at? We're literally looking for 2-3 bedroom houses with a bit of garden space. No need to worry about schools etc. as so far I have avoided that. Just somewhere "nice".

It is right on the edge of Greater Manchester and close to the border with Lancashire

Initially we're looking to rent between 500-700 a month. Any money saved is great as it will go towards a deposit to purchase. We'll be taking up around 15k in savings for the deposit plus whatever we add whilst renting. We were looking at borrowing around 200k here, but that amount seems really unnecessary for 2 people as we're seeing plenty in the 150k and below bracket that would be great!

How about considering Shevington rather than Standish? It's the next village along, and it's a great place to live. The issue with Standish is the amount of developments which have been built over the past 10 years, without upgrading the surrounding road networks. A 2 mile trip can easily take 30 minutes, and more often than not at peak the centre of Standish is gridlocked.

Try the Regan and Hallworth website, along with Borron Shaw for an idea of what you may be able to rent/buy.

I recently moved from living my whole life around the Wigan area to rural Cheshire, but like anywhere, Wigan has it's good and bad areas, but look at Standish, Winstanley, Orrell, Upholland, Appley Bridge areas for some nice places to be.

I'm only a mile or two away from Standish. Getting too busy now with new builds taking up all the green space. Try and look a few miles out, here's one just down the road -

Shevington here too. Ive lived in Standish, Shevington, Appley Bridge and Parbold. Glad to see the back of Parbold, strange place, and I avoid Standish like the plague. Its over developed and gridlocked most of the time now!

Your budget will put you in something nice for the time being.
