Hi all,

Looking at purchasing a bungalow that needs renovating and possibly extending and need to get some initial preliminary costs. Can anyone recommend a good builder who covers York that I could talk to?

Thanks
Gary

It’s a 2 bed bungalow that needs extending, internal reconfiguring (including new kitchen and bathrooms) and possibly some change to the roof.

I’m keen to understand what it will possibly cost and/or what I can get for my budget. I may take a punt and buy it anyway as location is perfect for Mrs G and myself (this will hopefully be our home for a very long tine), but ideally I’d live to have the information before I proceed.

You might be best off starting with an architect if you will be making structural adaptations because this will help define the scope of works. This lets you know what sort of builder(s) you need and also whether there could be planning issues/costs as I believe much of Bish is in the CoYC green belt and some is Conservation Area. You can consult google for general costs of an extension or whatever but anything site specific needs more than just a builder to come round and estimate if you are going to peg a financial decision to the outcome. Most architects have builders they work with regularly or they tender for works so should have good awareness of holistic project costs and may be more comprehensively helpful as a first step.

Cheers Rachel,

I’ll obviously talk to an architect but the idea of a builder was to get a very rough idea on costs so that I could guestimate my overall budget.

I self-built my last but one home so know the process but my experience of architects is that they’re not the best at understanding cots smile

The house was under offer for 8 weeks before the last buyer had to pull out and I managed to find out roughly what he had planned and what costs his architect and builder had estimated. Based on that I offered on the property yesterday and will find out how that pans out tomorrow.

Hi Gary

We live only a couple of miles from Bish; we’re using DNG Builders, based in Acomb. They did our neighbours huge ext a year or two ago, and are now back doing both another ext for them, and a 2 storey ext on ours.

Jamie is the guy to speak to, really nice chap, did a really detailed quote when it got to that stage too.

That’s great, thanks for the recommendation.

Did you also use an architect? All names welcome smile

Good news is that my offer was accepted so we started the process yesterday. It’s ambitious but we’re aiming for completion on July 22!

Hi Gary, I'm Alan, lived in Copmanthorpe over 30 years. Probably too late with this but here you go:
We have a builder in the village who is always busy and only works locally, we've booked a small extension with him for Spring 2021. Long way off but it suits us both. He's called Les Wilcox.
We used Chris Allen, C.A.Architectural, in the village for our plans. Nice guy and very reasonable.

Hi Alan,

Thanks for the post.

It’s not too late at all as completion is not scheduled until August 12th and we’re waiting until we’re in before we start any discussions.

Cheers!
