Anyone here live in Epping? What's it like? Considering it for a family move out of North London, but not sure I'll find it too quiet/remote.

Would appreciate opinions from locals!

It's expensive and full of either snobs or Essex wide boys who think they've made it as geezers.

Seriously it's nice and definitely considers itself the posh part of Essex.

Advantage is it's on the central line
Disadvantage is it takes forever to get into London. Good for m11 and M25 links though.

I haven't been for a while but my ex's parents lived in North Weald and then she later lived in Epping itself

I deal with a lot of the public in Epping, the people nice and chatty , and their quality of life pretty good. Property prices are nuts though, traffic can be heavy at times and parking for the high street can be challenging.
Much much worse places to live.

I live a few miles away, but frequently travel to Epping for lunch and some light shopping during the weekdays.

- You have the great Epping Forest on your doorstep so perfect for an outdoor lifestyle e.g. MTB, running, walks, picnic in the summer, biker's cafe etc..

- Busy high Street has a good selection of decent Indy cafes and restaurants with the usual big names too like Pizza Express, Starbucks, Costa etc. . Shopping wise, you have Tesco, M&S and Next and a host of other small indy shops e.g. an excellent butcher. Weekly farmers market too.

- we get a good vibe from attending the local events (annual fayre and and town show) which are all very family orientated. Big public park with well maintained play area so suitable if you have kids.

- Central line to Stratford/Wharf/Liverpool Street/West End with car link to the M11 and M25 (see below as the M25 connection can be very busy).

- Traffic can be an issue coming from the Wakes Arm roundabout right through to the High Street during rush hours and the weekend, so best avoided if possible. Parking on the High Street is free but pot luck with finding a space. We prefer the huge car park behind M&S which is cheap (free on Sunday I think) and literally 1-2 mins walk from the High Street.

- Property price is high due to good links and green surrounding area with lots of decent country pubs and numerous golf courses. There is a 'cheaper' side of town , but it ain't cheap!

- you will encounter the odd Towie wannabes in their RRS, but it's tame compared to Brentwood or Shenfield.

If we decided to move, Epping would be high on my list as it meets many of our requirements (in no particular order) : offer a great outdoor life, high street with a decent choice of eateries and shops, independent school, transport links, access to country roads for driving. Imo, a pleasant middle class town and as stated earlier, there are far worse place to live!

Moved to just outside Epping from North London 5 years ago now and not a single regret.

A great place to live, handy for getting back in to London if required, a decent High Street and surrounded by miles and miles of countryside and fabulous B roads for a bit of a Sunday drive.

Hope you liked what you saw, lived there for 35 years as others have said good transport links, shops, resturants etc. Generally speaking TOWIE it is not, High Street quiet in evenings all in all wouldn't want to live anywhere else.

Moved here 20 years ago as a stop gap before moving on.
Still here, it takes some beating.
Close to London.
Central line.
The Forest.
Great links for M25, M11, Stansted airport etc.
You could do a lot worse.

Thanks! Still at the early stages of the process and I think it's going to take a while but hopefully in before school starts. Next job on the list: get a dog!

I wouldn't even consider a dog when living in East London for various reasons, but since moving (about 7 miles beyond Epping) 6 years ago it's been on our minds ever since. Completely different quality of life while not being that far from where we were.

Well, finally made the move last week and loving it!

Have found a nice long walk that takes us through countryside within a couple of minutes of the house and leads to a playground or a pub with a decent garden. Its great having the high street in such close proximity too whilst still living on a quiet road. The off-street parking and nice back garden for our toddler are a real bonus too...

Now to start subtly leaving Google links to local dog breeders!

Congrats, if you need any blinds let me know ! There’s a Monday market in the High Street etc also.
