Having an extension done so thought to start a thread so I can share with you the build!

House as its stands:

Scraping back as much topsoil as possible

Lots of skips are needed!

Another Skip!

Had to dig all this soil off by hand, almost killed me - two skips worth!

Get everybody involved!

Bricks and breeze blocks

Bought a pop up gazebo so rain doesn't stop play!

Concrete Slab sorted (after hardcore, sand, dpm etc)

Steel beam to go above sliding or bi-fold doors - this weighed half a tonne, and I thought it was welded to the truck when I tried to move it!

Painted up looking nice!

Steel beam in place, hired a couple of Genie cranes to lift in position.

Side walls built up ready for roof.

Will start roof next................

Was talking to a customer about these the other week, who was bemoaning just how many of these are getting built these days-comparing to the great garage purge of the late 1990's.

I personally think if you're living on a nice estate and the upstairs is of ample size then as long as you've got a decent garden to start with (say you're on a 1980's or older estate) then they're a no brainer.

Open plan living may not always be in fashion but you can always throw up a couple of stud walls in the future should you wish. Looking forward to seeing the finished article.

Don't you need padstones below the steel?

Yes there is concrete there for the footings! Had to get it signed off for building regs.

Yes we rebuilt the bit under the steel with more dense breeze blocks topped with a pad stone.

Yes fully agree, we are quite lucky that we have a manageable size garden left after and you are right, we can always throw up a wall if we want to separate the dining room from the kitchen.

The kitchen/diner will be roughly 8M X 8M when complete so will be a nice space.

So are you opening up the whole of the back?

I grew up in a house of this design

Thread Resurrection.

Its been a while since i updated this thread, we have almost finished our extension now!!
Velux Windows landed!

Roof built

Big F*** Off steel landed

Lots of friends to help st it into position - weight 940 KG's

Had to needle the wall rather than using strong boys

Guys used a car jack and a scaffold frame to lift it into position!

Old (Small'ish) kitchen

Got outside boarded up so we could take down the old outer wall.

Old outside wall came out

Got a real sense of the space now!

Celotex into the floor ready for the under floor heating

Polypipe underfloor heating installed - normal in screed and the PolyPipe Overlay system for the existing kitchen/dining room/laundry room, hall and downstairs kitchen

Window shopping - actual window shopping.

Me and my mate PPE'd up so we can install the Celotex into the room - what a horrible job!

A reminder of how thick the steel was - what a beast!

More pics to follow....

Started painting

Laying floor tiles

Kitchen Landed!

Rip out old kitchen

Install New Kitchen

Doors Arrive -at this point I'm so excited and was awake at 5am, (felt like Christmas day)

Doors look open when they are closed!

Its been a long journey but I'm well pleased with the results!

Great work.
Can I ask how well the overlay underfloor heating system is working. Did you go over this with a ditra matting before you tiled it?

The overlay underfloor heating is great, it warms up quicker than the screeded in stuff, but the screeded in stuff stays warmer for longer as I suppose the screed slap retains all the heat.

Not much in it though!

Fantastic finish and spec!

Also like the fact you waited out till you got dead sizes for the sliding screen! Had a few clients in the past order them before the kit's erected!

Can I ask where you got the slider from?

I really like that - what's the concrete-esque finish on the cabinets?
