Defo rent at first, perhaps even for the full 5 tbh, especially if you want to be off or buying up the value chain later.

Frenchconnections.co.uk has lots owned by brits, there is a for sale section and most of them should be in good nick because they’re probably available to let. May also this give you rental ideas...

Leggett are a challenge, untrained Brits pricing props ostensibly for a Brit audience and Brit property market assumptions. It’s no wonder they have 3844 reduced properties at the time I write this.

I would honestly spend some months close to where you think you want to be sussing the different areas, and you won’t have difficulty finding Brits anywhere who will be welcoming and full of advice, as well as help to get through the paperwork crap you will come across.

You’ll then find which area has what you want, and the Brits, plus local agents and Mairie between them will offer you heaps if you do want to buy, much off market.

ETA forgot about superimmo.com which is useful in some cases, and pap.fr which I've just sold through (although in 06, so a much wider market that this area).

Yes it happens unfortunately and I know of one fella round my way that has shafted a fair few people.
And those people are quite bright aswell,I just can't understand how he gets away with it as he is so transparent and flakey.

Although I've expierienced some sharp character's as customers also.

But I've seen the same in Ireland and the U.K.

The carpark is very quiet and I think there maybe 1 or 2 buses a day, so noise and pollution is far from a problem !!

The Boulangerie and restaurant, Chez Hannah's are open all year round. There is nothing else here smile

The only other transport hub is Limoges.

Like most French villages, it is very quite although some may say dead lol

Brillac is nice if its not in the high street. Nice little shop/bar/garage also a chemist and doctors a school also.Some very nice hidden corners around there with nice houses.
Again great place for walking and fishing.

Again not far from Confolens 17klms.
Esse is a short drive through a country lane,which has a nice restaurant.

I was near Ruffec about three years ago , stayed at a an Airbnb in Villefagan which was very quiet. It was funny how the local bar was run by an English couple but full every evening with local farmers drinking rose with peach liqueur, they had also introduced the locals to curry and fish and chips ! I don't know how the couple worked out who drank what but I do know that 4 glasses only cost €5 at the end of the session. As for Ruffec I found Civray nicer, I visited both on markets days and found Civray had a nicer market square IMO. At the time the two towns were on the verge of loosing good train links as a brand new TGV route was nearing completion, locals were not happy about the loss of service. Sadly Mrs W124bob doesn't like France very much so my trips over tend to be limited.

Yes I saw someone there at the weekend.
It's Roberts and Paulette's house.

I've had some great times there over the years and I would often stop for a drink with him on my way home from work.

Things have got better in St Germain recently with the wine bar just opening and the new little chalet bar in the Champ Foire park.

The soil in the garden is fantastic for growing veg due to the years and years of river silt when in flood.

If you want any work done then I'm your man and I'm local.

Did you buy the white house on the fork in the road on Route de Villevert?

Ah that's great. Don't be surprised to see Robert visiting at some point when you are in the house.
He is a real character with real old Charentaise patois vocabulary.
Through him and his pals I've learnt a lot.
