bit of back ground:-

me and the now ex have been together 7 years, lived with at hers for 5 years before i brought a house in may and then she moved in. was all my deposit, mortgage is in my name, shes just been paying the electric and virgin bill.
3 months later and she tells me shes leaving, trying to be civil but shes turned nasty and telling me shes entitled to half.
where do i stand?

Half of what? How much is the house worth? What do you owe? Cash assets?

She's entitled to what she has contributed to, if she has paid a bill for 3 months offer to give it her back, if she takes you to court she will pay a solicitor more than she'll get back.

Chance your arm and tell her to fk off.

no kids....
not on the mortgage and has not put any money in to it.
she wants half the house. and has just told me shes not paying the bills now.
was reasonable at first. told her as we had history ect i would give her time to find somwhere else.

ignore her until she takes it further, then if she does offer her half back of what she paid as she used it too but only if she takes it further which I doubt.

thought so. she hasnt actually paid the electric. just gave me a bill for 300 and said shes not paying it.

If you own the house and all she's been paying is her half of the housekeeping (bills and food but NOT mortgage) she is entitled to sweet FA.

If she'd contributed half towards a new kitchen, or an extension on the back that had added value to the home then she could claim some of that back, but otherwise - zilch.

If she tries the old common law wife routine (and you are in England) tell her it doesn't exist (because it doesn't)..
If you are in Scotland then cohabiting couples have a bit more protection (depending which way you look at it).

just told her i will deal with her solicitor and end of. told her she now has 2 weeks to leave.

Change the door locks and make sure all your bills are in your name before you start paying them.

All she has to say is you verbally gave an agreement to share, and she thought her cash was going toward the mortgage, or she gave you cash-in-hand for the mortgage, and with a good brief and some tears she stands a good chance of getting a chunk of your house.

All he has to say in return is that he gave no such assurance and that she was invited in as a guest. Also in his favour is the fact he's given her a couple of weeks to sort herself out before insisting she leaves.

Yipper was advising as a dentist last month!

OP - just speak to a solicitor, won't cost much and it'll at least give you peace of mind.
