Ah it may well be one of the most expensive "cities" to live in, but some suburbs such as Gerrards Cross or Beaconsfield are a fair bit pricier in general.
Don't you think it's about time that someone sent Gerrard on an Anger Management Course?
He tried Banbury, made it worse biggrin

What about somewhere over Pinner way?

No seriously, it doesn't have to be stupid-stupid money. I don't go there often, but it is quite an appealing locale.....

I live in Abbots Langley, north of Watford, which is ok.

Biggest problem with Watford IMHO is the traffic come rush hour.
Nightmare if you are going the against the flow.

Cassio estate area looks ok. But you've still got to get across town.
Vfm is crap IMHO. Got a 3 bed semi here for what a 4 bed barn conversion in the Cotswolds cost me

Don't rule out HH entirely. Like any place, it has its good and bad. Boxmoor for example is lovely.

Kings Langley is fine, but I'd genuinely rather Boxmoor over KL.

Nascot Wood estate. Close enough to everything, a fair number of flats etc with off street parking (as opposed to the 5 bedroom detached houses of Cassiobury) and just a very pleasant area. That being said you do pay for that - I don't think it's overly cheap. Rickmansworth/Croxley/Kings Langley are pleasant enough (especially KL) but a real slog in rush hour traffic.

SO what areas of HH are to be avoided as you do seem to get better value for money there though probably for a reason or is it the Stevenage of the South of Herts?

I just wouldnt live in Hemel. Not worth it, you can move a few miles in most directions and be better off in every aspect.

I would say Tring, but thats because we've lived here for 15 years and really like it.

And everytime I get asked locally where I live, people always say "...oh, Trings nice isnt it ?" -and you have to agree.

Yes, that's a pretty good description.

That must have made the commute a fair amount longer.
