That's a pretty sizeable property to be fair, and immaculate. Seems expensive for where it is, granted.

Yeah no mention of how rough it is of a night time and the gangs and stabbings that happen at Westfield of an evening .

800k buys you something just as good further out and only a 25 minute train journey in a safer and nicer area.

I usually walk arpund there at evenings.. it is quite safe and pretty cool area actually. Not saying its worth 800k but quite nice area, loads of young families there.

This thread's been quiet!

How are things looking for fellow prospective buyers?

The area I'm looking at, Earl's Court, has been very stagnant these last few months, with little coming on market...

Will things move if the BoE cuts rates later in Jan, and after we formally leave the EU?

I've bookmarked 36 properties that I' consider viewing, and they've all come on in the last 3 or so weeks, so looks ok out there in that sense. Some fairly well priced too - that said I am considering quite a large area.

I've also noted that quite a bit has shifted in the areas I'm looking at. Listed the flat I'm in currently last week and have a second viewing today for a couple who appear keen, hopefully it all goes swimmingly...

Having gone under offer in early February last year we finally completed our sale on 5th November!
This was a 4/5 bed semi in Berrylands near Surbiton. Got £810k which I was happy with. Price stayed the same despite collapsed chain, Brexit fever and needing to do some remedial work for building control.

Bought in Tadworth area, a house double the size for £1,135k. It had been neglected and we've gone about £25k over budget on the refurb but it will be worth it. Move in early February. Now I have a double garage!

I'm not worried about prices in the area. Neighbouring properties have sold for more than we've spent in total and we're in for the long haul. Plenty of mortgage to pay down.

I don't want to do a house move again for at least 20 years...

Funnily enough, it was another thread that had run for a good amount of time but felt like it was really lacking his customary snakes-with-tits input, that sent me looking hehe

Good move. Very jealous of your double garage! Well done getting your house sale over the line, while holding firm with the original sale price.

I moved to Epsom five years ago and the market in SW London / NE Surrey seems to have been pretty flat recently, particularly larger houses.

I'm noticing a bit of an interesting market in Cardiff. Maybe someone could help explain.

I can't really be bothered posting links but my wife keeps a close eye on what she wants next, and also what houses like ours are asking and selling at. Ours is a 1940's or 50's semi, ex local authority street, still a few local authority houses scattered around. Not rough, not particularly pretty either. Just one of those estates where aesthetics were not really considered. Although slowly over the years driveways and front gardens get improved and smartened up and it has a big impact.
These houses seem to sell very fast. For good money. We are talking 200 to 220k in the last 6 months. Large increases year on year it seems, we payed 110k in 2012, allbeit for a repossession.

The house she wants. 1930's semi detached. Larger gardens, front gardens, driveways and garages. 2 reception rooms and usually bay fronted. Prettier properties in much nicer although very near locations. These have been stagnant at the approx 300k mark for what seems like about 3 years.

It's fantastic for us as the gap is closing on the cost of the next jump. But I just wonder why this is happening. One idea is that Cardiff is really growing at an extraordinary rate. New estates are being thrown up at every end. The new build properties are eye wateringly expensive too. I spotted a 4 bed detached with garage advertised "from" 540k. And they're right out of town. A good 20 minutes if you wanted to drive into Cardiff. But perhaps the well to do's are moving out to these causing a glut of nice traditional homes to hot the market, so only the best sell.

What are the usual reasons for the lower end of the market doing better than the mid range properties in what should be more desirable areas.

Just intrigued as to where this could be going.

I must admit to feeling the urge to move up when I heard of further cuts to interest rates. I've bought 3 properties and really hugely benefitted from low Interest rates since 2009. I did think it could not go on forever, but i'm being proven wrong really.

Cheers. I'm pleased it worked out. Refurb has been stressful as more work required than anticipated.

When we were looking there seemed to be the same houses coming back and forth onto the market. A lot were very compromised so we went for the best layout and size we could get even though the looks and plot aspect aren't the best. After all, you spend most of your time inside the house.

Totally different market but for £150-200k, there does seem to be a lot of properties hanging about for months with no sign of interest.

Some are priced high, but many are needing work but still demanding a high price for them.

I’m not going to be going for anything till summer time but watching the way the market is going.
The good realistic priced stuff sells quickly, but there is a lot of rubbish out there that neither myself or my gf want.

Sounds as though you did well. Congratulations on the purchase and your persistence!

I don't know Berrylands at all, despite living about a mile away for years. There always seem to be quite a lot of houses for sale there, but I don't know how long they stay on for.

The market in Surbiton is just the same as it has been for the last few years. It is flat-land, so the odd house that does come up in the sought-after roads will still go quickly for silly money despite often being quite ordinary. The flats themselves and houses in less sought-after roads just tend to stick around on the market and need a couple of reductions before selling.

Yep noticed the same I work in Cardiff but live in the valleys there does seem to be really big wide difference between areas literally next to each other. Also flats in Cardiff are no more expensive than similar flats in the valleys do agree the rate of expansion of house being built is huge on the outer edge of the city.

The biggest issue though is traffic its already pretty bad at times only one small bump in either side of the ring road causes major issue with increasing build of houses its going to be interesting too see how the council plans for it apart from the typical congestion charge which they are thinking about.
I am planning though to move down too Cardiff at some point just to save on fuel bills on the commute.
