Nationwide releases it’s monthly house price data this week.

Over the last 3 months consistent price falls have been pulling the annual average down. Mar 14.3%, Apr 12.1%, May 11.2%.

Will it continue or have a rebound? Which dog is going to have 2 dicks?

I’d wager
1. Vastly lower sold / transactions
2. Lower numbers due to the end of the stamp duty freeze
3. Lower numbers as it’s been a strong market
4. Cost of living might be making a % of buyers think.

You are aware that reduced YoY growth is still growth, not falling prices?

On reduced transactions, yes - this and the annualisation of a strong period is likely to see a % fall - don’t read too much into it now though. Transactions going through now we’re likely SSTC in Feb/Mar, before the current worries kicked off

The rate of the annual growth is easing.
There are no negative growth/falls

I presume the logic is that *some* properties are still growing strongly (this is obviously true), but that *some* properties are declining (this is also obviously true), meaning that the falls are counteracting the gains. The net result is reduced monthly growth, whilst the YoY growth figure is primarily driven by earlier months' gains.

It would be interesting to see some granular regional data, to see if the above is true. My hunch is that it is not regional, but instead quite property-specific. Round my way, quality is still garnering punchy prices, whilst some stuff is now selling for no more than it did in 2018.

Just for the avoidance of doubt here, you're interpreting year on year growth, shown monthly over the last three months as "falls" because the numbers are lower than each other? You get those aren't falls in house prices, right?

Annual average house price growth is going down. Last 3 months have been consistent falls. That’s why I quoted them,

Let’s say it’s a cooling market. Sounds much more comfortable. I wonder how cool it has to switch to declining, decreasing, dropping. Maybe -273 deg C. Absolute zero baby.

All three months you mention have been growth all three months have been >0% ie growth.

They are not falls they are positive growth.

A fall would be a monthly value <0% which isn’t the case.

Knowing the above and still saying house prices are falling is lying.
