The bit I can't remember was the amount. Actually I don't think there was an agreed amount (tho' I'm happy to be corrected and also happy to agree to £1k).

Not sure about the "better than previous provider" bit either. Pretty sure (tho not certain) that the NFU thing had a 4% guarantee.

Anyway you're right about the "hands down win" bit. In fact she'd have made more than IM did if she'd stuck her funds in a box under the bed!! At least that way she'd have made zero rather than a minus number laugh

HOWEVER: It never really was a fair bet. Other than in the most unusual (and unpredictable) circumstances, an equity investment is never going to beat a lo-cost let property. Even more so if the property's growth in value is to be part of the equation. With that in mind, I'm totally happy to make it void!

Of course, if you're feeling LUCKY, i could offer double-or-quits over the next 12 months!! laugh

Actually that particular one (whose tenant lives in Spain) is closed whilst she refurbishes it yet again before going back to renting its 3 x chairs at £150 a week each.

God knows why. It's in perfect condition anyway. S'pose it's a fashion thang. (I bought it unoccupied and derelict off an old retired asian couple who'd run it as a convenience store forever and a day).

Now THIS magnificent specimen (the one with boards on) is an abandoned property. I noted my interest in it several years ago. And sometime very soon, 10 years having passed, I am going to claim it as my own.

In my fever dream I see it being rented to one of the staff from the bar next door. If not, I see £495pcm from the state to house one of the area's endless supply of 'vulnerable' people.

Dunno how you calculate the yield on a unit that costs you nothing. Mind you I suppose its equities equivalent is the free share giveaway like building societies did a couple of decades ago.

I thought the wager was Ma Groat's IM investment performance versus the investment performance of a Stupid Money property of the same value as her investment at the time she made it?

(And I didn't know the property's capital gain was also to be involved when calculating the property's performance).

It would be interesting to reset the time period and see who wins over the next 12 months.

BTW Groat I presume you submitted audited accounts as proof of gain...?

Also suggest launch of the 'Great Groat Property Fund' so we can all pile in smile

Sorry, Old Boy, but that boat sailed some time ago. HOWEVER I do know a number of property guys you could suggest it to who you don't know any better than you know me. Risk is they might think you're mental. (and no, I might give you their numbers but you certainly can't say I advised you to approach them. Hmmm. Having said that, it might be good for a laugh so I'll think about that last bit

It's sad to think you'd think for one moment Julian would do anything other than pay on a wager he lost.

He MIGHT just ascribe a regular donation to the bet winkwinkwink but a gentleman never welches on a bet.

Surprised you need to be told that.

Hahahaha!! It's only a short visit, but thanks for the warmth smile. Tbh I haven't much to say anymore, although I still can't resist reminding pitchfork gangs the castle they're advancing on has huge cauldrons of boiling oil on the battlements awaiting them laugh

Given how very very strange the next 12 months are likely to be I'd say the outcome of the wager would be much less of a certainty than it's ever been before.

I don't think for one minute that equities of any kind are going to have a good time, but I also think that property - all classes - is likely to suffer a shed load of grief too.

Strange days are upon us.

Given the --3% - 4% across my three funds in IM today I've chucked a bit more in, long term view and all that!

Hopefully gets invested quickly on Monday before it recovers laugh

I'm off by 4% over the week in my full funds

c'mon jph stop poncing about (joke btw) hopefully once US election sorted the trend gets back on track , my moneys on it so lets fking hope so :-)
