Big ask

Up to 1 hr south, east or west of Kenilworth.

Small town, pleasant & characterful individual shops/pubs/restaurants not full of charity shops and a population of up to say 15k, decent range of housing stock.
Not full of or planned to be surrounded by new builds

Character house, quite road, non estate, parking 2 cars (garage a bonus) 3+ beds, decent layout/room size, say 140m sq, reasonable size (200m sq ish non overlooked rear garden (open views a bonus) no projects.
Up to £550k, (max more comfortable with £500) preferably edge of town, handy dog walking etc.

Everythings a compromise but you get the general idea.

Help much appreciated on areas etc.

(I wish you could search rightmove by "character" properties)

Try down the M69 towards Leicester. Burbage or Hinckley, for example. 35 mins from Kenilworth on decent roads and decent houses are significantly cheaper than Kenilworth/Warwick/Leamington.

Would have thought loads of options. Stratford prob too expensive. How about further than alcester towards Evesham or pershore. An hour is a vast area.

Also an hour when? Some tricky traffic round there.

I'd also look at Warwick and leamington outskirts

Brought up in stratford and worked in cov/Solihull 03 to 07 then 09 to 11 mainly staying at the Marriott forest of Arden. Didn't realise prices had gone up so much. Good curry house in ballsall common tho.

Nice part of the country tho. Near south east prices. Still think nearer Worcestershire cheaper but possibly ste commute.

Good suggestions, all on my RM alerts! Nothing suitable yet, also looking @ Henley in Arden

Ahh, yeah, fair enough, I didn't really look at the pictures. It's just somewhere I drive past fairly often so thought of it. A lot of BC not really impacted by HS2, it's more the houses on the Northern border, so worth considering as fits a lot of your other village-type / pubs etc criteria.

Ahh, yeah, fair enough, I didn't really look at the pictures. It's just somewhere I drive past fairly often so thought of it. A lot of BC not really impacted by HS2, it's more the houses on the Northern border, so worth considering as fits a lot of your other village-type / pubs etc criteria.
Balsall Common wouldn't be my 1st choice, but If the right place came up I'd be tempted. Also considering Stoneleigh and Ashow (suffers traffic noise and no pubs) Leek Wootton (ditto A46) Berkswell (HS2 excepted) and Meridian.

Market Harborough is under an hour, especially now the roundabout of doom at coventry airport is operational!

I used to live over that way, 25yrs ago, always liked Market Harborough. I'll take a little time out re-visit, also like Rutland albeit a bit further out.

What's the development like around MH? Is it plagued/due to be, by new estates surrounding it as so many midlands towns are?

My sister has lived in Welford for about 15 years - seems a nice enough village. I can ask her opinion of the surrounding villages if you want.

This is about 500m from her house - although in Welford it is hard to be more than 500m from anyone.... 5 bed semi with 2 storey garage/workshop/annexe

You can't get much nice in Leek Wootton with parking and garden etc for 500k. We had a look down Hill Wootton Road and were expecting them to come in around 5-600k but they're all 800 or so!

Is about the best you can do, but it's not huge. Looks beaut in real life though and very well located.

I personally love this place in Hampton Lucy. Which I think has a pub too!
