SW London is full of doer - uppers waiting to come to market.

The best way to win against a developer is to do what they do;
Be in cash when the right property comes up
Don't be emotionally invested

I seem to recall you're in Tulse Hill/Streatham. Keep your eye on Telford Park/Streatham Hill; there's loads t move round there

Absolutely - we got our current place because I was a chain free buyer.

Very little stock out there at the moment that I can see, and I'm specifically after a detached Victorian with a decent garden. Streatham Hill/Telford Park is pricier than our area next door. That said - any leads? The draw with this one is the hard work on it has been done. Most of the big derelictsi see round here need hundreds of thousands spent - this needs less than 100k.

GT3 - I know you work in this field: any ideas would be greatly appreciated. I am considering calling a developer friend and asking for advice.

Lady F will likely kill me if I suggest selling our newly renovated house to free cash and move back to my flat and wait for a house we like to come to market. We both fell in love with this one!

Assuming the money can be put together...


Written offer to the Agent which I believe they will have to put to the vendor(s) (although I'm not 100% sure of this).

We went through Best & Final last year and put more work into the wording of the offer than we did into the numbers. We may well have offered the most (will never know - we window-dressed to be chain free at offer, too) but on reading the vendors, we decided to pitch the offer from Mrs EJH to Mrs Vendor. I have spent enough of my career drafting pitch docs so approached this in the same vein.

It may be a little cynical to write of your love and commitment for the area and desire to buy a family house (to the vendors who probably grew up in it) but might be worth a try. Maybe.

Well it wouldn't be a lie. I've lived here for 15 years, we chose to stay, many of our friends are here and Lady F said she'd want to live in that house forever!

We're not after itfor profit - it's the forever home.

Sometimes offering an unrefundable deposit helps, say 10k on the numbers mentioned. Also get the agent on side by putting your house for sale with them.

But my guess is if anything like around here the developer is on good terms with the agent( brown envelope) Make sure you get your offer in writing from the agent.

We felt the same re: Greenwich. Looked at this house and had the strange feeling it was it and had to get it by hook, by crook...or by best and final...

...and the house has a double garage for my silly old car.

The same silly car that has rewarded me (after 10 1/2 largely trouble-free years) with a series of heinous bills, taking 2017's cost per mile to £10.66.

Anyway, back to topic!

Threaten same to children.

I agree - lay it on thick and get the emotions going. Hopefully the off spring will also have an attachment and a £100k spread a few ways wont seem too light when they are going to inherit a huge amount.

This sounds like a sensible and viable option.

Obviously just move into the house & claim you own it anyway, change locks, claim squatters rights, poo in the corner, preach about the Green party & Labour then stay there for at least 500 years whilst the council trip over themselves in blind panic over being asked to something other then knock over my wheelie bins once a week.

why not go with a bridging loan - go in only £50k higher than developer and offset the cost of the briding loan, but then you will be as liquid as the developer... assuming the maths work out on the current property owned.

Have to say, I am surprised that the family have gone with the lower offer even if means they get the money that bit earlier, in my past, albeit limited, experience the family is usually ready to wait and go with the highest amount.

The content of our letter was quite simple, explaining:

- our relationship with and ties to the area
- our desire to remain in the area
- our love of the house and how it would fit our lives (similar age & situation to the vendors when they bought and moved in) and
- how the house would allow us to continue to remain in the area (and had a garage for my stupid car)

More time was taken on how it was written (Mrs EJH to Mrs Vendor but without labouring that point overly) than the content. I don’t think I kept a copy of it but if it’s of use I can have a look and see if I still have one somewhere.
