Buying a listed building

I'm in the final stages of purchasing a grade 2 listed house and am having problems finding someone to provide buildings insurance.

Presumably, there's many of you out there living in listed buildings, so my question is, has anyone out there got any recommendations/advice?

We use Hiscox. Fortunately, never had to make a claim so can't comment on that side of things.

I believe NFU Mutual are worth a look too.

Not many options so would be interested in hearing of others too.

I've a listed holiday let and had some pretty high insurance quotes, but this company was very competitive. https://www.i4me.co.uk/, which is part of this https://www.smith-pinching.co.uk/

Whether they're competitive for listed or just holiday lets, I couldn't say, but they're very professional, and don't use a call centre.

I don't know if Chris Knott insures listed but, again, good people to work with and worth a call.

Now you mention it, I think friends of mine use NFU too and are satisfied with the service.

We used GSI Insurance Services and I think the insurer was Ageas.

I'm with LV now but not sure if I'd have been able to get it when newly moved in.

I found it quite difficult to find providers as the rebuild cost was 4x the mortgageable value.

1st year was a rather expensive specialist provider that I cannot remember the name of and for a few years Hastings Direct.

Ref Hiscox, I hope you never have to make a claim. I did, having paid their very expensive premiums for years, because I was given to understand they were excellent when claims are made. They squirmed and weasled their way out of the claim and left me about £4k out of pocket. I now insure with the cheapest going and recognise that any pay out I get will be a result.

Hiscox......expensive aholes.

Well, so far only GSI have been willing to quote!

All the others I've called from this thread say its a big flood risk - despite being 500 years old, never been flooded and on a hill....

Just waiting to hear who the current owner is/was insured with to compare prices and take it from there.

We use Peter Hattersley PHPL.co.uk as a broker for a listed house with 2x rebuild costs. Perceived flooding risk mitigated by OS map submitted showing elevations. Maybe worth a try.

Where is the house? If it's an area I cover i'll likely know insurers who provide cover on the same road etc.

Ah yes, flood risk. We had that flagged up. We are indeed only 200m from a small river that floods regularly. But we're also at least 50m above it, so unless it swells to the size of the Mississippi, we should be OK. We also were warned that the was hazardous waste stored at the bottom of the garden. Mystery solved: that'd be our own septic tank.

This place in in Pangbourne, Berkshire.

OK, so the Thames runs through the town as does the river Pang - but this place has never flooded as far as I can find out...

I wont be much help there i'm afraid, although know the village well - popped in to the swan not too long ago. My father, uncle and eldest brother went to Pangbourne College and my younger sister and brother are there now. Also not a bad spot to see some nice motors!

Good luck on the purchase.

And just to provide a counterpoint to that, I've made two claims in the last 7 years with Hiscox and they've been absolutely great. On both occasions they went over and above what was expected.

Be aware, that if the septic discharges to the river / water course, you will need to do something else, ie treatment plant prior to 1st Jan 2020.

I'm currently with Lark through the Listed Property Owners Club.

Previously went through Lumley insurance.

Would recommend both the above, though never had to claim. Good quality personal service.

Was first insured through Aon Private Clients. OK, but a bit more mainstream.

Had a good quote experience with NFU Mutual wrt customer service, but too expensive.

Hiscox always very expensive for me.

Zurich cover our listed house. My OH arranged the cover but AIUI there were no issues and the cost was reasonable.

Much like you, I went with Lark through LPOC in my first year, mainly due to not living there whilst major restoration work was taking place - this made it tough to find an insurer. I think we paid something like £1400 which hurt quite a bit! Just moved to LV for a tiny fraction of that, and actually gives me more cover too.

John Lewis Insurance. We've had our Grade II listed place insured through them for years. The policy is excellent and priced very competitively even though they are fully aware of the listed status. Benefit of this policy is the cover includes 'unlimited rebuild costs' -most of the other policies we looked at wanted accurate rebuild estimates (as opposed to a simple property valuation) which would have required major expense and hassle to get a surveyor in every couple of years to make an estimate.
