Absolutely cracking location and a cool little home.

Price per sqft around there averages £1,250 so this particular property is being valued at pretty much double the rate?

Everyone I know who has sold a £2m+ property in prime London this year has dealt at least 10% below asking. One friend went on the market at 7 at the peak of the craziness and has closed at 4 a few months back having taken nearly 2 years to sell. It took us 4 months to sell our place at the beginning of the year and we got asking but our neighbour's place is still on the market and he's only getting offers 20-30% below. There has been a mass exodus of English Londeners over the last couple of years out to the sticks and suburbs but I'm definitely starting to see a bit of panic among those who started to do the move over the summer. Everyone seems reliant on finding a cash buying retiree in need of a London apartment or an overseas investor as all other types of buyer at the top end appear to have evaporated.

Would I pay £3m for this house? Great location, great property but I think it will go for a lot less than 3.

That is how I imagine the Matalan warehouse to look if they removed all the racking but left the stock lying around.

Apart from being at the wrong end of the country, I prefer it to the place with the indoor sandpit.

It's sort of in the middle of nowhere, which I guess is part of the appeal...





I'm not a fan of the painted floorboard look either, but not a deal breaker by any stretch...

They seem to be quite popular in Formby but as I gather its an area inhabited by footballers perhaps not surprising.

They're a nod to the club chairs in old school high end hotels that have handles on the back for staff to manoeuvre them.

It's Anthony Lyons' house. I grew up on the other side of the road. Back when that road was considered to be in Belsize Park. wink

I suspect that if it was sold a few years ago it was to his trust as I believe he is now offshore after some big deal with Liberty a while back.

I quite like that, I think I could live there quite comfortably. Plus, plenty of space in the sawmill to store cars.

This place is about ten miles away from where we live at the moment and is only a mile away from a fantastic country pub.

Interestingly has come down £300k in a few months, and I still think it is too pricey for the area. £800k I think is more realistic.

Slightly weird front door next to an aircon stack makes it look a bit like a utility building. Is that really the front door in image 1 or the trade man's entrance? The materials certainly need to weather in.

Very odd - it's a PCL house on the market with an estate agent in Torquay. Hmmmm.
